Role Overview
CTS Group is hiring BIM Specialist Quantity Surveyors across Junior, Intermediate, and Senior levels to support cost management, BIM-based measurement, procurement, commercial management, and cost reporting across data centre and mission‑critical projects in the EMEA portfolio.
Depending on seniority, responsibilities range from supporting 5D quantity take-off, BOQ preparation and valuations to independently managing work packages and, at Senior level, owning project-wide cost strategy, commercial risk, forecasting, client/vendor negotiations, and mentoring QS teams.
Key Responsibilities
- Perform and/or lead 5D quantity take-off and measurement from Revit/IFC models using Navisworks Quantification, Autodesk Takeoff and CostX, validating model completeness and LOD suitability.
- Prepare and maintain Bills of Quantities (mapa de quantidades), measurement schedules, cost estimates and cost plans across design stages.
- Maintain cost data, rate libraries and commercial registers.
- Support or lead procurement activities, including tender documentation, bid comparison, analysis, levelling and award recommendations.
- Assess and certify interim valuations and subcontractor payment applications; measure, value and agree variations and change orders.
- Produce cost reports, forecast final cost, track committed cost, risk and contingency, and manage Cost/Value Reconciliation (CVR).
- Manage subcontractor/vendor measurement, valuation, package‑level commercial risk, claims and final accounts.
- Support procurement of long‑lead critical equipment including chillers, generators, UPS, switchgear and transformers, including vendor pricing and milestone/payment terms.
- Cross‑check model‑based quantities against drawings and identify model gaps or anomalies.
- Maintain document control and filing within the Common Data Environment, including BIM 360 / Autodesk Construction Cloud (ACC) and Aconex.
- Ensure outputs comply with the BIM Execution Plan, applicable measurement conventions, CTS and client requirements.
- Apply RICS NRM / NRM2 and LNEC measurement conventions and work within ISO 19650, BEP, LOD and EIR requirements.
- At Senior level, define and own cost‑management and procurement strategy, approve estimates, cost plans, valuations, variations and final accounts, and own whole‑project cost certainty, forecast final cost, margin and CVR.
- At Senior level, lead client and major subcontractor/vendor commercial negotiations, including critical‑equipment packages.
- At Senior level, establish measurement and Level of Information Need (LOIN) requirements within the EIR and BIM Execution Plan to enable reliable 5D take‑off.
- At Senior level, lead hyperscale/colocation client cost reporting using RICS NRM / ICMS, including cost-per‑MW benchmarking, cashflow/S‑curves, change and risk registers, and contingency drawdown.
- At Senior level, own contract and commercial risk, entitlement and claims strategy under NEC/FIDIC and GMP/target-cost arrangements.
- Lead value engineering and design-to-budget strategies at Senior level.
- Guide Junior Quantity Surveyors and, at Senior level, mentor and develop Junior and Intermediate QS professionals and review deliverables.
- Support resourcing and commercial programme planning across concurrent packages/projects.
Required Skills and Experience
Junior: 3–5 Years
- 3–5 years of experience in quantity surveying, cost estimating or medições e orçamentos, ideally within construction or the built environment.
- Exposure to large-scale construction, industrial, data centre or mission‑critical projects is desirable.
- Working knowledge of Revit and Navisworks, with exposure to CostX, Cubicost or Bluebeam and strong Excel skills.
- Awareness of ISO 19650, BEP, LOD and CDE workflows.
- Strong organisation, attention to detail and communication skills.
Intermediate: 5–10 Years
- 5–10 years of quantity surveying/cost management experience with demonstrable end-to-end package ownership.
- Experience in data centre, mission‑critical, industrial or large-scale infrastructure projects, with understanding of MEP-heavy cost structures and redundancy concepts such as N+1, 2N and Tier ratings.
- Strong command of 5D BIM measurement using CostX, Cubicost, Navisworks Quantification and Autodesk Takeoff, plus CostX/Causeway CATO/RIB Candy or equivalent cost software.
- Strong Excel and proficiency in Revit/Navisworks model review and CDE platforms including BIM 360/ACC and Aconex.
- Working knowledge of RICS NRM2, ISO 19650, BEP, LOD and awareness of NEC/FIDIC contracts.
Senior: 10+ Years
- 10+ years of quantity surveying/commercial management experience, including senior ownership of cost delivery on major, complex projects.
- Substantial experience in data centre, mission‑critical or comparable large-scale infrastructure programmes, with deep understanding of MEP-dominated cost structures, resilience topology and cost-per-MW benchmarking.
- Expert command of 5D BIM measurement and cost-management ecosystems, including CostX, Causeway CATO, RIB Candy, Navisworks Quantification and Autodesk Takeoff, within a CDE such as BIM 360/ACC.
- Authoritative knowledge of RICS NRM, ICMS, ISO 19650, BEP, LOD/LOIN and EIR authoring.
- Deep expertise in NEC and FIDIC contract forms and GMP/target-cost commercial mechanisms.
- Proven leadership, mentoring and executive/client/vendor negotiation skills.
