Job summary

Energy Jobline ZR is seeking an experienced Project Manager to oversee a London office fit-out with rail sector experience. You will manage mobilisation through to completion, coordinating M&E, commercial changes, and stakeholder teams to ensure safety, quality, and on‑time delivery.

The ideal candidate has extensive office fit-out and CBM experience, plus strong communication and organisational skills to handle multiple priorities in a live environment.

Responsibilities

• Take overall responsibility for day-to-day management and delivery of the office fit-out project.
• Manage mobilisation through to completion and handover.

• Liaise with client, consultants, contractors and stakeholders.
• Develop and monitor programmes; achieve milestones.
• Monitor site progress and resolve delays or issues.
• Manage costs, variations and commercial changes as required.

Job DescriptionWe are currently seeking an experienced Project Manager to oversee an office fit‑out project in London. The successful candidate will have a strong background in commercial office fit‑outs, together with experience working within rail environments and CBM (Construction and Building Management/Construction Build Management). You will take responsibility for the successful delivery of the project from planning and mobilisation through to completion, ensuring that works are delivered safely, on programme, within budget and to the required quality standards.

Key Responsibilities

• Take overall responsibility for the day‑to‑day management and delivery of the office fit‑out project.
• Manage the project from mobilisation through to completion and handover.
• Coordinate subcontractors, site teams, suppliers and specialist contractors.
• Liaise closely with the client, consultants, contractors and other project stakeholders.
• Develop and monitor project programmes, ensuring key milestones are achieved.
• Monitor progress on site and identify and resolve any potential delays or issues.
• Manage project costs, variations and commercial changes where required.
• Ensure all works are completed in accordance with drawings, specifications and project requirements.
• Review and coordinate RAMS, permits and other project documentation.
• Ensure all health & safety requirements are adhered to throughout the project.
• Coordinate M&E, construction, finishes and other specialist fit‑out packages.
• Attend and lead project meetings, providing regular progress updates to the client and senior management.
• Manage the snagging, testing, commissioning and handover process.
• Maintain accurate project records and ensure all relevant documentation is completed.

Essential Experience

The successful candidate will ideally have:

• Proven experience working as a Project Manager within commercial office fit‑out projects. Rail‑specific health & safety requirements.
• Previous experience working within a rail environment.
• Experience working with CBM / construction management processes.
• Strong understanding of construction and fit‑out methodologies.
• Experience managing subcontractors and multiple project stakeholders.
• Experience managing programmes, budgets, quality and health & safety.
• Strong understanding of construction documentation, RAMS, permits and project controls.
• Ability to manage projects from initial mobilisation through to completion and handover.
• Excellent communication and organisational skills.
• Ability to work effectively under pressure and manage multiple priorities.
• Site access and possession requirements where applicable.
• Permit and compliance procedures.
• Working alongside rail stakeholders and project teams.
• Managing works within a live/operational environment where required.
• Understanding of rail project controls and documentation.

Ideal Candidate

The ideal candidate will be an experienced Office Fit‑Out Project Manager who has also worked within the rail sector and CBM environment. They will be comfortable managing subcontractors, coordinating M&E and construction packages, dealing directly with clients and consultants, and taking full responsibility for project delivery
