Job summary

HRSI is seeking a BMS Operator in Karachi to monitor and operate the BMS control system and connected building services across HVAC equipment, pumps, and ventilation. You will track temperatures, pressures, alarms, and set points while ensuring equipment runs within approved parameters.

You will coordinate with HVAC, electrical, and maintenance teams, maintain logs, support preventive maintenance, and report abnormalities to supervisors.

Qualifications

• BS/B.Tech in Mechanical Engineering required.
• 2-3 years experience in monitoring and controlling HVAC.
• Experience with building management systems and alarms.

Responsibilities

• Monitor and operate the BMS control system and connected building services.
• Monitor HVAC systems including chillers, AHUs, FCUs, VAVs, pumps, cooling towers, and ventilation.
• Monitor temperature, humidity, pressure, flow, and other critical operating parameters.
• Respond promptly to BMS alarms and equipment faults.
• Start, stop, and adjust HVAC equipment according to schedules.
• Maintain daily operation logs and system readings.
• Coordinate with HVAC, electrical, plumbing, and maintenance teams to resolve faults.
• Follow preventive maintenance schedules and support activities.
• Report abnormalities and alarms to supervisor or maintenance team.

HRSI is looking forBMS Operator for one of its leading client.

Key Responsibilities

• Monitor and operate the BMS control system and connected building services.
• Monitor HVAC systems including chillers, AHUs, FCUs, VAVs, pumps, cooling towers, and ventilation systems.
• Monitor temperature, humidity, pressure, flow, and other critical operating parameters.
• Monitor BMS alarms and respond promptly to equipment faults and abnormal conditions.
• Start, stop, and adjust HVAC equipment according to operating requirements and approved schedules.
• Monitor equipment status and identify potential failures or performance issues.
• Maintain daily logs of equipment operation, alarms, readings, and system conditions.
• Coordinate with HVAC, electrical, plumbing, and maintenance teams to resolve faults.
• Follow preventive maintenance schedules and support maintenance activities.
• Report equipment abnormalities, breakdowns, and system alarms to the supervisor or concerned maintenance team.
• Ensure HVAC and other MEP equipment operates within approved set points and operating parameters.
• Monitor energy consumption and identify opportunities for improved system efficiency.
• Operate BMS schedules, set points, trends, graphics, and alarm systems as required.
• Assist technicians in troubleshooting BMS-controlled equipment and field devices.
• Monitor fire alarm, access control, lighting control, and other integrated systems where applicable.
• Maintain accurate records and prepare daily, weekly, and monthly operational reports.
• Follow company procedures, safety requirements, and emergency response protocols.
• Support emergency situations by monitoring critical systems and coordinating with the relevant teams.
