Senior Property Accountant

Position Summary
The Senior Property Accountant is responsible for overseeing the financial accounting, reporting, budgeting, and compliance activities of a high-rise condominium property. The role ensures accurate financial records, timely reporting, effective internal controls, and compliance with Philippine accounting standards, tax regulations, and condominium corporation policies. The Senior Property Accountant works closely with Property Management, the Condominium Corporation's Board of Directors, external auditors, and service providers to support sound financial management.
Key Responsibilities
Financial Accounting & Reporting
- Maintain complete and accurate books of accounts for the condominium corporation.
- Prepare monthly, quarterly, and annual financial statements and management reports.
- Perform month-end and year-end closing activities, including journal entries, accruals, and account reconciliations.
- Monitor and analyze income, operating expenses, reserve funds, and capital expenditures.
- Ensure timely bank reconciliations and review cash management activities.
Budgeting & Financial Planning
- Lead the preparation of the annual operating and capital expenditure budgets.
- Monitor budget performance and prepare variance analysis with recommendations.
- Assist management and the Board in financial forecasting and long-term reserve planning.
Billing, Collections & Accounts Management
- Oversee the billing of association dues, special assessments, parking, and other charges.
- Monitor accounts receivable aging and coordinate collection efforts for delinquent accounts.
- Review accounts payable, verify supporting documents, and ensure timely payment of vendors and contractors.
- Maintain accurate records of unit owner accounts and financial transactions.
Taxation & Regulatory Compliance
- Ensure timely preparation and filing of tax returns and statutory reports.
- Coordinate with external auditors during annual audits and regulatory examinations.
- Ensure compliance with Philippine Financial Reporting Standards (PFRS), Bureau of Internal Revenue (BIR) regulations, and other applicable laws.
Internal Controls & Audit
- Establish and maintain effective accounting controls and financial procedures.
- Review accounting processes to minimize financial risks and improve operational efficiency.
- Recommend and implement process improvements and accounting system enhancements.
Property Management Support
- Provide financial analysis and recommendations to the Property Manager and Board of Directors.
- Prepare financial presentations for Board meetings and annual general membership meetings.
- Assist in evaluating major repair, maintenance, and capital improvement projects from a financial perspective.
- Coordinate with operations, engineering, and administrative teams on budget utilization and cost control.
Leadership & Supervision
- Supervise and mentor accounting staff, including Accounts Receivable, Accounts Payable, and General Ledger personnel.
- Review work outputs to ensure accuracy, completeness, and compliance with company policies.
- Promote continuous improvement and professional development within the accounting team.
Qualifications
- Bachelor's degree in Accountancy.
- Minimum of 2–5 years of progressive accounting experience
- Strong knowledge of Philippine accounting standards, BIR regulations, and financial reporting.
- Proficiency in Microsoft Excel and accounting or property management software (e.g., SAP, Oracle, Yardi, MRI, or similar systems).
- Excellent analytical, organizational, and problem-solving skills.
- Strong communication and presentation skills.
- Ability to work independently and manage multiple priorities in a fast-paced environment.
