The General Manager is responsible for the overall management, administration, financial performance, operations, maintenance, safety, and resident services of a high-rise residential condominium. The role provides strategic leadership to ensure the property is efficiently operated, financially sustainable, compliant with applicable laws and regulations, and maintained to the highest standards of quality, security, and customer satisfaction.
The General Manager serves as the principal representative of the Condominium Corporation and works closely with the Board of Directors, unit owners, residents, contractors, government agencies, and service providers to achieve the organization's operational and financial objectives.
Lead the overall operations of the condominium property.
Develop and implement operational strategies aligned with the Board's objectives.
Recommend policies, programs, and long-term capital improvement plans.
Ensure continuous improvement in property operations and resident services.
Promote a culture of professionalism, accountability, and service excellence.
Direct and oversee all daily operational activities of the condominium.
Ensure the proper operation of building systems including:
Elevators
Fire protection systems
Electrical distribution
Water supply systems
Sewage treatment facilities
HVAC and ventilation systems
Generator sets
Building automation systems
Conduct regular inspections of common areas and building facilities.
Ensure operational efficiency and uninterrupted building services.
Supervise Engineering, Maintenance, Housekeeping, Landscaping, and Technical personnel.
Develop preventive and predictive maintenance programs.
Ensure timely completion of repairs and corrective maintenance.
Manage renovation and major repair projects.
Monitor the condition and lifecycle of building assets.
Recommend replacement and modernization of equipment.
Prepare and administer the annual operating and capital expenditure budgets.
Monitor income and operating expenses.
Analyze financial performance and recommend cost-saving initiatives.
Oversee reserve fund planning.
Monitor collections of association dues and other assessments.
Review procurement activities and approve expenditures within authorized limits.
Present financial reports to the Board.
Maintain positive relationships with unit owners and residents.
Ensure prompt resolution of complaints and service requests.
Facilitate Board meetings, annual membership meetings, and committee meetings.
Prepare management reports and community updates.
Promote community engagement and resident satisfaction.
Direct all security operations.
Develop and implement emergency response procedures.
Ensure compliance with fire safety and disaster preparedness requirements.
Conduct emergency drills and crisis management exercises.
Coordinate with police, fire departments, hospitals, and local government agencies.
Investigate incidents and implement corrective measures.
Lead and supervise department heads and administrative personnel.
Establish performance standards and evaluate employee performance.
Recommend hiring, promotions, disciplinary actions, and staff development.
Foster teamwork, accountability, and continuous learning.
Ensure compliance with labor laws and company policies.
Evaluate and recommend service providers.
Negotiate contracts and service agreements.
Monitor contractor performance and compliance with service-level agreements.
Ensure procurement adheres to approved policies and the budget.
Review contractor billing and work completion.

Promote water conservation and waste management programs.

Bachelor's Degree in one or more of the following:
Business Administration
Property Management
Real Estate Management

Other related disciplines
Minimum of 4 years of progressively responsible experience in property, facilities, or estate management.
At least 3-5 years in a senior management role overseeing a high-rise residential condominium, mixed-use development, hotel, or commercial property.
Proven experience in budgeting, financial management, engineering oversight, contract administration, and resident relations.
