Job Summary
Accounting Supervisor is primarily responsible in supervising the accounting, cashier and billing and collection staff assigned to each Condominium Corporation/HOA handled projects. He/she shall be responsible for the proper and accurate recording of company transactions such as generation of association dues statement of accounts (SOA), collections and check disbursements. Duties and responsibilities also includes keeping books of accounts, timely distribution of complete and reliable financial reports with necessary schedule of handled projects and ensure compliance to government regulatory and statutory reportorial requirements (BIR/SEC/HLURB/City Treasurer/Barangay/etc).
Duties and Responsibilities
MANAGEMENT
- Supervise the day-to-day functions of theAccounting staff who handles Condominium Corporation/HOA handled projects
- Supervise Accounting staff in thepreparation of payable vouchers and monthly issuance of unit/lot owners'sstatement of accounts (SOA) for association dues and other charges within therequired period
- Coordinate and provide assistance tounit/lot owners's request (e.g. waiver of penalties, reconciliation of balances)
- Assistin development and implementation of new process and procedures to enhance theworkflow of the department
MAINTENANCE OF BOOKS OF ACCOUNTS AND REPORTINGCOMPLIANCE
- Ensure that Condominium Corporation/HOA iskeeping proper and accurate books of account and general ledger balances areproperly analyzed and reconciled
- Coordinate andprovide assistance with the external and internal auditors during the financialand internal controls review of the Company
- Prepare and issue timely complete financialstatements to respective users of the Corporation/Association
- Ensure compliance with the Securities and ExchangeCommission and Bureau of Internal Revenue reporting requirements annually,quarterly and monthly to avoid penalties
- Assist in the preparation of reports needed forAnnual General Membership (AGM) of the Condominium Corporation/HOA
- Assist in the setup of new CondominiumCorporation/HOA including registration to BIR, SEC,HLURB and opening of bankaccount as well as setting up of accounting system
- Ensure that all accounting entries (e.g. journalvouchers, receipts, disbursements) in the books are properly reviewed andsupported by complete and valid documents prior to posting/recording
BUDGETING AND EXPENSE MONITORING
- Assist the Operation Group in the budget preparationof the handled Condominium Corporation/HOA
- Monitor and analyze budget expenditure of theCondominium Corporation/HOA and make sure that expenditures are within theapproved budget
- Assist in the verification of Purchase Request (PR)by providing cash position and budget to go report for major request of theCondominium Corporation/HOA to ensure purchases are within budget and coveredwith cash fund
CASHFLOW MANAGEMENT AND PROCESSING OF PAYABLES
- Monitor cash flow and investments of theCondominium Corporation/HOA
- Review monthly bank reconciliationstatements and make necessary action for noted reconciling items
- Ensure all collections of association duesand other charges are fully accounted and deposited intact
- Review payable vouchers and make sure thatall payments are properly supported by complete and valid documents
- Ensure on time payment of company payablesto third party contractors to avoid penalties
- Monitor, follow-up and make assist in the reconciliation of receivables that have been outstanding for long periods oftime
- Ensure that all related tax payables (e.gBIR related payables, Real Tax Property (RPT)) and business permits includinginsurance of the Corporation/Associations are paid on time to avoid penalties

Technical Competencies and Skills
- Knowledge in generally accepted accounting and internal control principles, Knowledge in various taxation ruling revenue regulations and memorandums,
- Ability to work in a team environment,
- Able to resolve conflict constructively and manage difficult situations,
- With good communication skills both written and oral,
- Advanced computer skill on Microsoft office,
- Keen to details responsible and with sense of commitment and urgency
Education, Trainings and Licenses Required
Preferably has a college degree in Accountancy or commerce or business administration major in Accounting.
