Job summary

Regent Construction International Inc. in Lapu-Lapu City seeks an Architect with 5+ years of design and technical experience in mixed-use/high-rise projects. The role requires proficiency in AutoCAD, BIM tools, and 3D visualization software, with on-site work willingness and strong communication.

The successful candidate will review drawings, coordinate with disciplines, monitor site progress, and provide technical recommendations to ensure quality and schedule adherence.

Qualifications

• Bachelor's degree in Architecture.
• 5 years of design/technical experience in mixed-use/high-rise projects.
• Proficient in AutoCAD and Microsoft Office.
• Experience with 3D visualization tools (3D Max, SketchUp, Photoshop).
• Knowledge of Revit and BIM is a plus.
• Detail-oriented and able to work in a fast-paced environment.
• Good communication skills and team player.
• Willing to work on-site at Lapu-Lapu City.
• Regular, non-project based position; Monday to Friday.

Responsibilities

• Review approved architectural drawings, specs, schedules, and details.
• Review shop drawings, submittals, samples, mock-ups, and method statements.
• Identify design conflicts and coordinate resolution with the Design Team.
• Monitor design changes and incorporate revisions into docs.
• Coordinate architectural requirements with all disciplines (structural, MEPF, fire, electrical, etc).
• Conduct site inspections to monitor progress and quality.
• Verify works are executed per drawings, specs, and materials.
• Monitor critical works (masonry, plastering, waterproofing, finishes, podium, etc).
• Coordinate inspections with QAD and rectify deficiencies.
• Ensure compliance with approved samples, mock-ups, and standards.
• Report major deviations or changes to Construction Management Head.
• Participate in coordination meetings, site inspections, and progress meetings.
• Provide technical recommendations to Construction Management Team.
• Assist in resolving site problems affecting schedule/quality/cost.
• Identify delays and recommend recovery measures.
• Monitor contractor performance and productivity.
• Coordinate issuance and close-out of site instructions and punchlists.
• Assist in evaluating claims/variation orders from a technical standpoint.
• Verify completed works for progress billing evaluation.
• Review ITPs/QC procedures related to architectural works.
• Monitor mock-ups and benchmarks before mass implementation.
• Provide architectural records for turnover and close-out.
• Review as-built drawings and turnover documents.
• Support project team during final inspection and turnover.
• Recommend improvements to methods to minimize rework/delays.

• Proficient in AutoCAD and Microsoft Application
• Knowledgeable in preparation of Computer-Aided 3D Perspectives (3D Max, Sketch-up, photoshop and other rendering software)
• Knowledge on Revit and BIM software is an advantage
• Keen to details and can work in a fast-paced environment
• Has good communication skills and a team player
• Must be willing to work in the site - Lapu lapu City
• Work Schedule: Monday to Friday
• This is a regular post and not project based.

Job Responsibilities

1. 1. Review approved architectural drawings, specifications, details, schedules, and other design documents.
2. 2. Review and evaluate shop drawings, material submittals, samples, mock-ups, and method statements submitted by contractors.
3. 3. Identify design conflicts, discrepancies, omissions, and constructability issues and coordinate their resolution with the Design Team.
4. 4. Monitor architectural design changes and ensure that approved revisions are properly incorporated into the construction documents.
5. 5. Coordinate architectural requirements with structural, MEPF, fire protection, electrical, plumbing, landscape, interior, and other disciplines.
6. 6. Conduct site inspections to monitor the progress and quality of architectural works.
7. 7. Verify that architectural works are executed according to approved drawings, specifications, and approved materials.
8. 8. Monitor critical architectural works including but not limited to Masonry and partitions, Plastering and skim coating, Waterproofing; Floor, wall and ceiling finishes, Common area finishes, Podium and external architectural works and others.
9. 9. Coordinate inspections with QAD and ensure identified deficiencies are properly rectified.
10. 10. Monitor compliance with approved material samples, mock-ups, and standards.
11. 11. Immediately report major architectural deviations, defective works, or unauthorized changes to the Construction Management Head.
12. 12. Participate in coordination meetings, site inspections, technical meetings, and progress meetings.
13. 13. Provide technical recommendations to the Construction Management Team regarding architectural issues.
14. 14. Assist in resolving site problems affecting project schedule, quality, cost, and constructability.
15. 15. Identify potential delays and recommend recovery measures.
16. 16. Monitor contractor performance and productivity.
17. 17. Coordinate the issuance and close-out of site instructions, punchlists, non-conformance reports, and inspection requests.
18. 18. Assist in evaluating contractors' claims, variation orders, and additional works from a technical standpoint.
19. 19. Verify completed works and provide technical input for progress billing evaluation.
20. 20. Review Inspection and Test Plans and Quality Control procedures related to architectural works.
21. 21. Monitor architectural mock-ups and benchmark units before mass implementation.
22. 22. Provide architectural records required for project turnover and close-out.
23. 23. Review and verify architectural as-built drawings and turnover documents.
24. 24. Support the project team during final inspection, occupancy permit activities, and project turnover.
25. 25. Recommend improvements to construction methods, sequencing, and coordination to minimize rework and delays.
