R Land Development, Inc. seeks a Site Accountant to oversee on-site financial control, material cost accounting, and inventory tracking for the project in Batangas.
You will link site logistics with corporate accounting, ensuring material disbursements align to housing units and are reconciled with POC. Responsibilities include unit-level cost tracking, BOQ reconciliation, weekly cycle counts, and monthly audits in collaboration with the Finance Manager and RMR Capital Accounting.
The Site Accountant is responsible for on-site financial control, material cost accounting, and inventory tracking for the project. Serving as the primary link between site logistics, management, and corporate accounting, this role ensures that material disbursements are accurately allocated per housing unit (Block, Cluster, Lot) and reconciled against physical Percentage of Completion (POC).
Track and record all material disbursements from the warehouse directly to specific housing units (Block/Cluster/Lot).
Reconcile actual material consumption against the approved Bill of Quantities (BOQ) and report any material variance per unit.
Cross-reference unit material usage against the physical Percentage of Completion (POC) to ensure costs match site progress and flag abnormal material burn rates.
Verify and audit incoming Receiving Reports (RRs), Delivery Receipts (DRs), and "Warehouse Replenishment" Purchase Orders (POs).
Partner with the Warehouseman to conduct weekly cycle counts and participate in monthly QPMD inventory audits.
Monitor the total inventory valuation ceiling relative to the active construction budget, ensuring site holding costs remain within financial limits.
Track Purchase Request (PR) and Purchase Order (PO) control numbers alongside the Procurement team to maintain an accurate audit trail.
Prepare and submit monthly site cost accounting reports and inventory valuation summaries to the Finance Manager during the first week of each month.
Coordinate regularly with the Accounting Department of RMR Capital to ensure seamless ledger entries, vendor payment reconciliations, and financial alignment.
Evaluate ending material balances per construction phase to assist the Finance Manager and RMR Capital Accounting in determining surplus reallocation or procurement deductions.
Issue initial variance flags/reports in cases of unverified stock discrepancies or unaccounted material usage on site.
With at least a Bachelor's Degree in Accountancy; CPA is an advantage but not required.
With at least 2-4 years of relevant experience in cost accounting, inventory audit, or site accounting, preferably in construction, real estate development, or manufacturing.
With proficiency in MS Excel, including advanced formulas, PivotTables, and lookup functions, as well as cloud-based inventory/accounting systems.
With a solid understanding of construction material workflows, BOQ structures, and inventory replenishment logic such as Min-Max and Critical Levels.
With high attention to detail, good analytical skills, strong ethical integrity, and the ability to work comfortably in an active construction site environment in Lipa City.
