Job summary

ace hardware philippines, inc. is seeking a Business Development professional to lead store network expansion and lease negotiations for new locations in the Philippines.

The role involves evaluating trade areas, negotiating sustainable rents, and securing lease contracts to support growth. You will also handle lease renewals, mid-term concessions, and provide strategic recommendations on closures, relocations, or expansion while maintaining accurate lease records and ensuring rent payments

Qualifications

• Bachelor's degree in business or related field.
• 3+ years in Business Development with market study and negotiation experience.
• Real estate documentation experience in site acquisition and site selection (3 years)

Responsibilities

• Store network expansion: identify and negotiate for sustainable rent and secure lease contracts for new stores.
• Lease contract renewal: ensure renewal before lease term ends to avoid disruption.
• Mid-term concessions: negotiate rental discounts and waivers to improve store financial standing.
• Provide management with sound recommendations on closures, downsizing, relocation or expansion.
• Administrative: document and safekeep lease contracts and verify accuracy of paid rent as per contract.

Job description

• Store Network Expansion: Identifies potential trade areas, evaluates, and negotiates for sustainable rent. Secures lease contract of the new stores.
• Lease Contract Renewal: Ensures that the stores' operation is not hampered by securing the lease renewal on or before the end of the Lease Term.
• Mid Term Concession: Negotiates for rental discount, waiving of escalation, etc, that will help the store Achieve better financial standing.
• Provides the Management sound recommendation and direction as to store closure, downsizing, relocation, expansion, etc.
• Administrative: Documentation, safekeeping of lease contract and updated database. Reviews accuracy of actual paid rental as agreed in the lease contract.

Education and Experience

• Graduate of any four-year course, preferably a business course.

Experience:

• With a minimum of 3 year- experience in Business Development, including market study and negotiation experience
• Has real estate documentation experience of 3 years (site acquisition and site selection)

Key Qualifications

• Proficient in MS Office / Open Office
• With knowledge in google map plotting
• Willing to travel for meetings, site scouting, market study and survey
