Job summary

Avanath Capital Management, LLC is seeking a Maintenance Apprentice to join the property maintenance team. You will perform minor repairs, manage time effectively, and prioritize tasks to maintain high property standards for residents.

Reporting to the Community Manager, you will handle work orders, make-ready tasks, grounds maintenance, and safety compliance, while collaborating with staff and vendors in a fast-paced environment. Prior grounds or porter experience is preferred.

Qualifications

• 2+ years of grounds or porter experience.
• Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).
• Ability to perform minor maintenance and repairs as needed.
• Detail-oriented and thorough.
• Strong time management and organizational skills to handle multiple tasks efficiently.
• Ability to work independently and as part of a team in a fast-paced environment.
• Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
• Good interpersonal skills with polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property.
• Must have basic knowledge of Fair Housing Laws and OSHA requirements.
• High School Diploma or equivalent

Responsibilities

• Customer Service and Maintenance: Provide exceptional customer service with every interaction and deliver high-quality maintenance service.
• Complete assigned work orders from resident requests and preventative maintenance by diagnosing issues and repairing per safety standards and codes.
• Complete the "make-ready" process for vacant apartments, including inspections, punch lists, and coordinating vendors.
• Maintain grounds, common areas, and amenities; perform cleaning, painting, and debris removal.
• Support cost-saving by repairing rather than replacing parts and monitor inventory and supplies.
• Follow safety procedures and report malfunctions or injuries promptly.
• Ensure compliance with regulatory requirements and company policies, including Fair Housing and ADA.
• May travel to sister communities to provide maintenance support.
• Report to work during inclement weather as required.
