We are seeking a Commercial Painting Estimator who can prepare accurate, profitable bids and actively convert proposals into awarded projects. Our work includes commercial and institutional painting, wallcovering, specialty coatings, water repellents, and related finishing scopes.

This role combines estimating expertise with sales accountability. We work toward established sales goals and expect our estimator to pursue opportunities, follow up consistently, build contractor relationships, and be hungry to win profitable work.

The right candidate understands both the bid documents and how the work will be performed in the field. You will work closely with ownership and operations, taking responsibility for opportunities from initial review through bid, follow-up, award, and project handoff.

What You Will Do
Review plans and establish scope
  • Review drawings, specifications, finish schedules, bid instructions, and addenda to identify the complete scope.
  • Read and interpret specification sections 099000, 097200, 099600, 071900, and 099300, including preparation, product requirements, application methods, and finish systems.
  • Cross-check architectural, structural, and other relevant documents for requirements affecting our work.
  • Identify conflicting requirements, missing information, scope gaps, and work assigned to other trades.
  • Prepare clarification questions and track answers through final pricing.
Develop takeoffs and estimates
  • Complete organized, accurate quantity takeoffs using On-Screen Takeoff.
  • Build estimates using proprietary Excel pricing sheet.
  • Apply realistic labor production rates, material coverage, equipment costs, and other project costs.
  • Account for preparation, coating systems, number of coats, access, masking and protection, phasing, occupied spaces, and working conditions.
  • Obtain and evaluate supplier and subcontractor quotations.
  • Prepare base bids, alternates, unit prices, and requested scope breakouts.
  • Compare revised documents to identify additions, deductions, and changes without duplicating existing scope.
Review plans and establish scope
  • Prepare clear proposals documenting inclusions, exclusions, assumptions, and qualifications.
  • Coordinate with ownership on pricing, project risks, and final bid review.
  • Manage multiple bid deadlines and maintain organized estimating records.
  • Follow up proactively with general contractors to confirm scope, understand bid position, address concerns, and pursue awards.
  • Build relationships that generate repeat invitations and awarded projects.
  • Work toward established sales goals, with accountability for sales conversion and the profitability of awarded work.
  • Maintain current records of opportunities, proposal values, follow-up activity, next steps, and outcomes.
Develop takeoffs and estimates
  • Come prepared to meetings with an accurate status report for each active opportunity.
  • Report on upcoming bids, submitted proposals, contractor feedback, expected awards, and obstacles to closing.
  • Track and report sales conversion, awarded contract value, and progress toward sales goals.
  • Explain why opportunities were won or lost and identify actions to improve results.
  • Support awarded projects
  • Provide operations with complete takeoffs, budgets, quotations, scope commitments, and estimate assumptions.
  • Support pricing for changes and additional work as needed.
  • Review actual labor and material performance with operations to improve future estimates.
Qualifications
  • Relevant Experience: At least 3 years of experience as a Construction Estimator or in a similar role within the residential or commercial construction industry, preferably with a background in architectural coatings or painting.
  • Construction Knowledge: Strong understanding of residential and commercial painting processes, materials, application methods, and industry standards.
  • Blueprint and Specification Reading: Advanced ability to read and interpret construction plans, architectural drawings, project specifications, Instructions to Bidders (ITBs), bid forms, and other tender documents.
  • Estimating and Bidding Expertise: Proven experience preparing accurate quantity takeoffs, developing cost estimates, and preparing competitive bids for architectural coatings projects while meeting project requirements and bidding deadlines.
  • Takeoff Software Proficiency: Advanced proficiency in On-Screen Takeoff (OST) and familiarity with other construction estimating and takeoff software, such as Procore Estimating or similar applications.
  • Cost Estimation and Analysis: Strong understanding of material and labor costs, pricing methods, market trends, and other factors affecting project estimates and bid competitiveness.
  • Attention to Detail and Accuracy: Exceptional attention to detail in performing quantity takeoffs, reviewing project requirements, identifying discrepancies, and ensuring the accuracy and completeness of estimates.
  • Technical and Digital Skills: Advanced proficiency in Microsoft Office and Google Workspace, along with other tools used in bid preparation, project documentation, and professional communication.
  • Analytical and Problem-Solving Skills: Strong analytical thinking and problem-solving abilities to evaluate project requirements, identify potential estimating challenges, and develop practical solutions.
  • Organization and Time Management: Excellent organizational skills with the ability to manage multiple bids and projects simultaneously, prioritize competing deadlines, and deliver accurate estimates within established timelines.
  • Communication Skills: Excellent written and verbal English communication skills, with the ability to clearly communicate with internal teams, vendors, suppliers, and other project stakeholders.
  • Adaptability and Continuous Learning: Willingness to learn and adopt new estimating tools, company-specific workflows, and innovative takeoff techniques that improve estimating accuracy, efficiency, and turnaround time.
What We Are Looking For
  • Full-Cycle Sales Ownership: Proven ability to manage estimates, follow-ups, client relationships, and closing—not just prepare takeoffs.
  • Hands-On Experience: Background in a small, fast-paced construction business where estimating and sales responsibilities overlap, with strong initiative, accountability, and resourcefulness.
  • Availability and Responsiveness: Willing to work required U.S. operating hours, respond promptly to GC inquiries, and consistently follow through to drive results.
Why You Will Love Working Here
  • Supportive Team & Mentorship: Work alongside a collaborative, growth-oriented team with clear guidance from implementation leadership.
  • Continuous Learning: Deepen your expertise daily with cutting-edge AI tools, automation platforms, and complex integration projects.
  • Career Growth: Real opportunity to progressively step into larger implementation, governance, and systems responsibilities over time.
  • Flexible Remote Work: 100% remote setup within a highly collaborative US-Philippines hybrid working environment.
  • Real Impact: Your work directly dictates how efficiently and successfully our business scales.
Experience
  • Remote/WFH: 2 years (Required)
  • On-Screen Takeoff (OST) tool: 1 year (Required)
  • US Construction Industry (CSI Master Format): 1 year (Required)
