Job summary

Outsourced Quality Assured Services Inc. (ISO Certified) is seeking a Compliance Officer to manage building violations and regulatory compliance from issuance through resolution.

The role coordinates inspections, hearings, corrective work, agency filings, and contractor activities while ensuring deadlines and compliance. The position also handles DOB NOW applications, compliance contracts, records, and reporting, while advising management on inspection readiness and preventative compliance.

Qualifications

• 3+ years in building compliance, property management, or construction administration.
• Experience managing violations from issuance through resolution.
• Knowledge of building systems (elevators, fire alarms, backflow systems).
• Ability to review violations, deadlines, and filings.
• Strong attention to detail and organization.
• Familiarity with industry standards.

Responsibilities

• Use SiteCompli to manage violations from FDNY, DOHMH, DSNY, DOB, ECB/OATH.
• Provide evidence for hearings on timely basis.
• Create work orders in BuildingLink to manage repairs and violations.
• Review violations and determine corrective scope, deadlines, and filings.
• Prepare and submit Certificates of Correction, affidavits, and compliance documentation through DOB NOW and other systems.
• Coordinate inspections, re-inspections, hearings, and agency follow-ups.
• Oversee corrective work with licensed contractors, engineers, and consultants; verify completion prior to sign-off.
• Track violation status across assigned portfolios and provide regular compliance reports to management.
• Prioritize violations based on severity, financial exposure, and impact on CO/TCO, insurance, or financing.
• Advise management on inspection readiness and preventative compliance measures.
• Coordinate plaster and paint jobs.
• Maintain compliance logs, calendars, and alerts to ensure deadlines are met.
• Track compliance-related contracts (elevator, sprinkler, fire alarm, and backflow systems).
• Manage Department of Buildings job applications (DOB NOW), including filings, approvals, and closures.
