Job summary

TWIN CARDINAL REALTY CORPORATION in Las Piñas City, Metro Manila, is seeking an experienced Property Engineer to join our team. This full-time role focuses on development, maintenance and optimisation of our retail and property projects, ensuring technical integrity and operational efficiency across properties.

You will bridge design specs and practical implementation, supervise MEP systems, coordinate with contractors, and manage turnovers and upgrades.

Qualifications

• Bachelor's degree in Civil Engineering.
• PE license is a MUST.
• 4–5 years of experience in property engineering, construction management or real estate development.
• Strong knowledge of building codes, safety regulations and construction standards in the Philippines.
• Proficiency in CAD software and property management systems.
• Understanding of retail and commercial property development processes.
• Strong analytical and problem-solving capabilities with attention to detail.
• Excellent communication and interpersonal skills to work across multidisciplinary teams.
• Experience with project management and ability to manage multiple priorities.
• Ability to conduct site inspections.
• Preferred experience in retail property development or shopping centre management.

Responsibilities

• Building Maintenance & Operations: Direct day-to-day facility maintenance and inspect MEP systems.
• Preventive Maintenance: Routine checks and equipment audits to prevent breakdowns and optimize facility energy consumption.
• Repair & Contractor Management: Respond to emergency maintenance, schedule routine repairs, and supervise third-party contractors and service vendors.
• Safety & Regulatory Compliance: Ensure full compliance with local building codes, health regulations, and structural safety standards.
• Turnovers & Project Upgrades: Perform unit turnover inspections, review construction plans, and manage property renovation or improvement projects.
• Tenant & Stakeholder Relations: Address facility-related tenant concerns promptly and provide clear status updates to property management and owners.

What we're looking for

• Professional Engineer (PE) license is a MUST

• Minimum 4-5 years of experience in property engineering, construction management or real estate development

• Strong knowledge of building codes, safety regulations and construction standards applicable in the Philippines

• Proficiency in CAD software and property management systems

• Excellent understanding of retail and commercial property development processes

• Strong analytical and problem-solving capabilities with attention to detail

• Excellent communication and interpersonal skills with the ability to work effectively across multidisciplinary teams

• Experience with project management and the ability to manage multiple priorities simultaneously

• Physical capability to conduct site inspections and assessments as required

• Preferred experience in retail property development or shopping centre management
