Project Development Assistant - Bacolod

JOB SUMMARY:

The Project Development Associate is responsible for monitoring the project direction and providing inputs on the project implementation in terms of time, cost, and scope. Gathers and analyzes Real Estate marketing trends, competitive checks, and other market/industry data. Supports sales and marketing activities, turnover of units and complete.

KEY FUNCTIONS/DUTIES AND RESPONSIBILITIES:

1. Business Planning
   1. Prepares project concept/parameters and prices based on the result of the market and feasibility study which is relevant to the current market in the area.
   2. Coordinates with raw land acquisition, permits, technical, and bidding groups for the plans and preparation for project implementation.
   3. Monitors regularly the competitors and activities (product, pricing, launch date, construction, development) to analyze the impact on the project and make necessary recommendations.
   4. Assists the PDM in the preparation and monitoring of G&A and S&M budget.
2. Sales & Marketing support
   1. Assists and coordinates with Sales & Marketing team with the proper implementation of the sales and marketing plan.
   2. Monitors the recruitment, training, and productivity of the sales channel.
   3. Monitors and ensures availability of inventory for all sales channels.
   4. Monitors achievement of sales target, timely sales booking, sales velocity, sales growth.
   5. Assists in the evaluation of buyer's requests (e.g. EAM).
3. Project Documentation & Implementation
   1. Reviews and monitors the financial health of the project to determine project performance.
   2. Coordinates with corporate departments to ensure timely implementation of the project’s documentation and technical requirements (e.g. permits, plans).
   3. Coordinates with construction group for quality and timely construction of land development and housing units.
   4. Assists in the turnover of completed units.
   5. Assists in the overall management of subdivision projects.

EDUCATION, TRAININGS, AND LICENSES REQUIRED:

• Graduate of any 4-year Business course preferably in Finance, Marketing, Real Estate Development or any related course.
• With at least 2 years of work experience in Project Management, Project Development, Construction, Permits gained in Real Estate company.
