NightOwl Consulting Philippines Inc. is seeking a meticulous Post-Closing CD Specialist to ensure regulatory compliance and accuracy of Closing Disclosures after loan closing. You will review, audit, and validate CDs, confirm fees, and deliver documents to required parties.

The ideal candidate has at least 2 years in mortgage post-closing or compliance, with TRID knowledge and experience with ALTA/HUD-1. Proficiency with Encompass LOS is preferred and you should be highly organized and able to

Qualifications

• Minimum 2 years of mortgage industry experience, preferably in closing, post-closing, or compliance.
• Strong knowledge of Closing Disclosures, TRID requirements, and fee tolerance rules.
• Experience working with title/escrow companies and reviewing settlement statements (ALTA/HUD-1).
• Experience with LOS platforms such as Encompass is strongly preferred.
• Excellent attention to detail, organizational, and time management skills, plus strong written and verbal communication.

Responsibilities

• Review final Closing Disclosures (CDs) for accuracy, completeness, and TRID compliance.
• Confirm that closing costs, credits, and disbursements are reflected and supported by settlement statements.
• Ensure timely delivery of CDs to borrowers and required parties per regulations.
• Reconcile discrepancies between final settlement statement and CDs; produce PCCDs as needed.
• Upload corrected or final CDs into LOS and investor portals.
• Track missing or trailing settlement statements; coordinate with settlement agents.
• Support audit and QC teams with CD documentation requests.
• Maintain logs and reporting for post-closing CD tracking and performance metrics.
• Escalate compliance risks or unresolved CD issues to management.
