Lotte-Gulermak-EEI Joint Venture is seeking a BIM/MEP BIM Specialist to develop and maintain accurate 3D models. You will coordinate with architects, structural, and construction teams, perform clash detection, and ensure documentation aligns with BIM standards.
Responsibilities include building 3D models, generating 2D drawings, and supporting data management for handover. Proficiency with Revit, AutoCAD, and Navisworks is required.
Job description:
1. BIM Modeling and Documentation
Develop and update accurate 3D BIM models for Mechanical, Electrical, and Plumbing (MEP) systems based on design drawings, sketches, and project specifications.
Produce and maintain 2D drawings, shop drawings, and coordination drawings generated from the BIM model.
Ensure all models comply with Level of Development (LOD) requirements and project BIM standards.
Prepare detailed sections, elevations, and layouts to support construction and installation works.
2. Coordination and Clash Detection
Perform clash detection and coordination between MEP services and other disciplines (Architectural, Structural, Civil, etc.) using software such as Navisworks.
Identify, report, and assist in resolving design conflicts through coordination meetings and model updates.
Participate in BIM coordination meetings and provide input on model integration and interface management.
3. Standards and Compliance
Adhere to the BIM Execution Plan (BEP), company BIM protocols, and client-specific modeling standards.
Maintain consistency in file organization, naming conventions, and documentation.
Support the implementation of BIM-related international standards (e.g., ISO 19650).
4. Collaboration and Communication
Coordinate closely with BIM Coordinators, Engineers, and Design Manager to ensure the model accurately reflects design intent.
Communicate model updates, issues, and coordination items to relevant stakeholders.
Assist in model integration and data exchange with other disciplines and contractors.
5. Data Management and Quality Control
Ensure model integrity and data accuracy, including correct tagging, parameters, and equipment data.
Conduct model audits, quality checks, and clash reports to maintain model reliability.
Support data exports for quantity take-offs, scheduling, and asset management systems.
6. COBie and Asset Information Management
Populate and maintain COBie-compliant data within the MEP model for asset handover and facility management.
Ensure all required COBie fields (e.g., Component, Type, Space, and System data) are complete and accurate.
Coordinate with the BIM Coordinator/Data Manager to prepare and export COBie datasets from Revit or IFC.
7. Technical Support and Development
Utilize BIM software such as Revit, AutoCAD, Navisworks, and ACC (CDE) to support BIM workflows.
Contribute to the development and maintenance of BIM templates, families, and libraries for MEP systems.
Keep updated with new BIM technologies and workflows to improve modeling efficiency and project delivery.
8. Advanced Visualization and Innovation
Knowledge in Virtual Reality (VR) implementation in BIM for visualization, design review, and client presentations is an added advantage.
Experience with VR tools (e.g., Enscape, Twinmotion, or Unity) is a plus. Optional Responsibilities
Assist in 4D (time) and 5D (cost) BIM integration for project planning and estimation.
Support as-built model development for final handover and facilities management use.
Provide model-based information to site teams for installation and coordination purposes.
