Job Description
Responsibilities
- Door Hardware Operations & Maintenance
- Ensure all doors integrated with the Card Access System remain fully operational, secure, and aligned with safety and access control standards.
- Perform routine inspections, preventive maintenance, and corrective maintenance on:
- Related mechanical door hardware
- Identify early signs of wear, misalignment, or failure to prevent access disruptions or security risks.
- Incident Response & Issue Resolution
- Respond promptly to reported door hardware issues in accordance with severity‑based response and resolution timelines.
- Minimize downtime by performing immediate corrective actions or temporary mitigations when necessary.
- Coordinate repair or replacement activities to restore normal operations within SLA requirements.
- Out-of-Warranty Device Replacement (TCO Model)
- During maintenance or daily operations, identify and flag defective out-of‑warranty door hardware devices.
- Device make and model
- Serial number (if applicable)
- Nature and impact of the malfunction
- Execute replacement of defective devices without additional cost to the client, as covered under the TCO maintenance service agreement.
- Ensure all costs related to procurement, installation, testing, and commissioning are handled as part of the managed service scope.
- Spare Units & Inventory Management
- Maintain spare door hardware units at ESSCOR Storage, ensuring:
- Proper identification and labeling
- Clean, safe, and secure storage conditions
- Ensure compliance with minimum stock thresholds, including:
- At least two (5) sets per model for critical devices such as door closers and hinges.
- Coordinate with Team Lead to replenish stock and avoid shortages.
- Root Cause Analysis (RCA) & Documentation
- Conduct Root Cause Analysis (RCA) for recurring or critical door hardware issues.
- Submit a preliminary RCA report within 24 hours of issue identification.
- Provide a detailed RCA report within 1-2 days, including findings, corrective actions, and preventive recommendations.
- Ensure that issue resolution is completed within SLA timelines regardless of RCA reporting activities.
- TCO Coverage & Asset Protection
- Support implementation and tracking of the door inventory, covering:
- 20% of the total 1,397 doors under client sites
- Ensure spare parts are properly documented and eligible for free replacement in cases of covered damage or loss.
- Facilitate timely replacement of spare parts to maintain uninterrupted operations.
- Quality Assurance & Reporting
- Perform functional testing after repair or replacement to confirm proper door operation and secure access.
- Maintain accurate reports in Weekly Inspection Report, PSO Incident Tracker and ACS Health Check.
- Ensure documentation meets audit, compliance, and managed services reporting standards.
- Access Control Hardware Troubleshooting
- Perform basic troubleshooting of ACS hardware, including:
- Readers not responding or offline
- Door lock malfunctions
- Wiring/cabling faults or loose connections
- Power supply or battery issues for access devices
- Perform diagnostic checks to identify faults and implement temporary fixes if needed.
- Escalate unresolved or critical issues to the Team Lead, Overall POC, or Managers.
- Document troubleshooting steps, observations, and resolutions for each incident.
Qualifications
- Technical Skills
- Hands‑on experience with access‑controlled doors.
- Basic troubleshooting of ACS hardware (readers, locks, cabling, power).
- Ability to perform preventive maintenance and hardware replacements.
- Hands‑on experience with:
- Mechanical door hardware integrated with access control systems
- Understanding of access‑controlled door environments.
- Ability to troubleshoot mechanical failures and perform replacements efficiently.
- Soft Skills
- Strong attention to detail and documentation accuracy.
- Ability to work under SLA and severity‑driven timelines.
- Problem‑solving and root‑cause analysis mindset.
- Clear communication with clients and internal teams.
- Certifications (Preferred)
- Door Hardware Installation or Maintenance Certification (advantage)
- Safety Training / Occupational Safety Certification
- Access Control Systems familiarity (preferred but not required)
