About the role

Hail Transport Inc. is seeking an experienced and dynamic Leasing Manager to join our team in Mandaluyong City, Metro Manila. This is a full-time position that plays a crucial role in managing our commercial property leasing portfolio and driving revenue growth through strategic tenant relationships and property optimisation. As Leasing Manager, you will be at the forefront of our commercial real estate operations, responsible for marketing available properties, negotiating lease agreements, and ensuring maximum occupancy rates across our commercial assets.

Key responsibilities

1. Market and promote available commercial properties to prospective tenants through various channels including online listings, property networks and direct outreach
2. Conduct property showings and tours to potential tenants, highlighting key features and benefits of commercial spaces
3. Negotiate lease terms, rental rates and conditions with tenants to achieve optimal financial returns whilst maintaining competitive market positioning
4. Prepare and execute lease agreements, ensuring all legal documentation is accurate, complete and compliant with local regulations
5. Manage tenant relationships throughout the lease lifecycle, addressing inquiries, concerns and maintenance requests promptly and professionally
6. Monitor lease compliance, track renewal dates and manage lease administration including rent collection coordination and documentation
7. Conduct market research and competitor analysis to ensure pricing strategies are competitive and aligned with market trends
8. Collaborate with property management teams to maintain properties in excellent condition and ensure tenant satisfaction
9. Prepare detailed leasing reports, performance metrics and forecasts for management review
10. Develop and implement strategies to reduce vacancy rates and improve occupancy levels across the portfolio

What we're looking for

1. 3-5 years of proven experience in commercial property leasing, tenant relations or commercial real estate sales
2. Strong knowledge of the Manila commercial property market, including current trends, rental rates and competitor offerings
3. Excellent negotiation skills with the ability to close deals whilst maintaining positive professional relationships
4. Proficiency in property management software, customer relationship management (CRM) systems and Microsoft Office applications
5. Outstanding communication and interpersonal skills with the ability to interact effectively with diverse stakeholders including tenants, property owners and colleagues
6. Strong organisational and time management abilities with capacity to manage multiple properties and leasing transactions simultaneously
7. Demonstrated ability to meet and exceed leasing targets and performance objectives
8. Knowledge of Philippine real estate regulations, tenancy laws and commercial leasing standards
9. Results-oriented mindset with a proven track record of driving business growth and revenue generation
10. Professional qualification in real estate or property management is desirable but not essential
