Job summary

1220 Pacific Grand Tower Corporation in Manila is seeking a Team Lead Technician to oversee maintenance of private residential units and facilities. You will lead a maintenance team, assign tasks, monitor progress, and ensure timely, quality repairs.

The role requires hands-on expertise across plumbing, carpentry, electrical and mechanical systems, with the ability to supervise field staff, inspect units, manage inventories, and coordinate with lessees and management.

Qualifications

• Graduate of any technical-vocational course related to Electrical, Mechanical, RAC, or related fields (advantage).
• With 2–3 years of relevant experience in building, property, or facilities maintenance.
• Preferably with experience supervising or leading a maintenance team.
• Knowledgeable in plumbing, carpentry, electrical, and mechanical repairs.
• Ability to diagnose technical problems and perform basic troubleshooting and repairs.
• Strong leadership, organizational, and communication skills.
• Willing to perform hands-on maintenance work and supervise field operations.

Responsibilities

• Supervise, lead, and assign daily tasks to maintenance technicians and personnel.
• Coordinate and monitor maintenance activities to ensure timely and quality completion of assigned tasks.
• Conduct regular inspections of residential units, equipment, appliances, and facilities to identify maintenance concerns.
• Diagnose and perform minor repairs involving plumbing, electrical fixtures, carpentry, furniture, clogged toilets, water leakages, wall damage, and other maintenance issues.
• Plan and oversee preventive maintenance activities to minimize equipment breakdowns and facility issues.
• Provide technical guidance and assistance to team members in troubleshooting and resolving maintenance concerns.
• Monitor and maintain an updated inventory of tools, equipment, spare parts, and maintenance supplies.
• Organize and track maintenance requests, prioritizing tasks based on urgency and operational requirements.
• Conduct follow-up inspections to ensure completed repairs meet quality and safety standards.
• Prepare maintenance reports and provide regular updates to the Operations Coordinator regarding work progress, pending requests, and major repair requirements.
• Coordinate with lessees, management, and external service providers regarding maintenance concerns.
• Recommend improvements to maintenance procedures, equipment, and facility operations.
