Overview
Job Summary
The Building Maintenance / Lead Technician is responsible for supervising and performing day-to-day maintenance operations of the residential building. This includes preventive and corrective maintenance of electrical, mechanical, plumbing, and HVAC systems while leading a team of technicians to ensure safe, efficient, and continuous building operations.
Responsibilities
- Supervision & Leadership: Supervise maintenance technicians and assign daily tasks; monitor team performance and ensure work quality; provide on-site technical guidance and training; coordinate with Property Management and Engineering.
- Preventive & Corrective Maintenance: Implement and monitor preventive maintenance schedules; conduct regular inspection of building facilities; perform corrective maintenance for system breakdowns; ensure proper operation of all building equipment.
- Technical Work: Troubleshoot and repair electrical systems (lighting, panels, outlets); mechanical systems (pumps, motors, generators); plumbing systems (water lines, drainage, fixtures); HVAC systems (split-type, centralized, exhaust).
- Safety & Compliance: Ensure compliance with safety standards and procedures; enforce proper use of PPE and tools; identify hazards and report safety risks; maintain equipment and tools in good condition.
- Documentation & Reporting: Prepare daily and weekly maintenance reports; record completed jobs and pending issues; endorse major concerns to Engineering / Property Manager; monitor inventory of tools and spare parts.
- Coordination & Client Support: Respond to tenant service requests and complaints; coordinate with contractors and third-party service providers; ensure minimal downtime of building systems.
Qualifications
- Vocational or Technical graduate (Electrical, Mechanical, HVAC, or related)
- At least 2-3 years of experience in building maintenance or facilities
- Supervisory or lead experience is an advantage
- Knowledgeable in: Electrical systems; Mechanical systems; Plumbing; HVAC / Aircon
- Can read basic technical diagrams and plans
- Physically fit and willing to work on shifting schedules
- Willing to be assigned in BGC, Taguig
- With complete mandatory requirements: SSS, PAG-IBIG, PhilHealth, TIN, NBI
