Key Responsibilities and Duties:
A. Land Identification and Acquisition Strategy
- Identify and evaluate potential land parcels suitable for renewable energy projects based on project requirements, location, accessibility, land area, and development potential.
- Conduct preliminary land assessments to determine land availability, ownership, existing land use, and potential acquisition constraints.
- Support the preparation and implementation of land acquisition strategies in coordination with the Project Development and Engineering teams.
- Develop and maintain a database of potential landowners, properties, land parcels, and acquisition status.
- Coordinate with local contacts, landowners, brokers, consultants, and other stakeholders to identify land acquisition opportunities.
- Monitor land market conditions, land values, and competing development activities that may affect project acquisition.
B. Landowner Engagement and Negotiation
- Establish and maintain professional relationships with landowners, property representatives, community leaders, and other relevant stakeholders.
- Conduct initial discussions with landowners regarding the company's renewable energy projects and proposed land requirements.
- Coordinate meetings, site visits, and negotiations with landowners and authorized representatives.
- Support the negotiation of land lease agreements, options to lease, easements, rights-of-way, and other land access arrangements, subject to company approval and legal review.
- Assist in evaluating proposed land rental rates, lease terms, compensation arrangements, and other commercial conditions.
- Ensure that landowner communications and negotiations are properly documented and aligned with approved company policies.
- Handle landowner concerns, questions, and acquisition-related issues and coordinate their resolution with the relevant departments.
C. Land Due Diligence and Ownership Verification
- Conduct preliminary verification of land ownership and property documentation, including titles, tax declarations, and other relevant records.
- Coordinate with legal counsel, surveyors, geodetic engineers, and external consultants in conducting land due diligence.
- Review available land documents to identify potential ownership disputes, encumbrances, overlapping claims, restrictions, and other acquisition risks.
- Coordinate the verification of land boundaries, technical descriptions, and property locations.
- Assist in evaluating land classifications, existing land use, access rights, and potential regulatory restrictions.
- Prepare land due diligence reports and acquisition recommendations for management review.
- Escalate legal, technical, environmental, and community-related concerns that may affect the acquisition process.
D. Land Documentation and Contract Management
- Prepare, organize, and maintain land acquisition documentation, including landowner information, property records, negotiation records, and acquisition trackers.
- Coordinate with the Legal Department in the preparation, review, and execution of land lease agreements and other land-related contracts.
- Monitor the status of contract negotiations, document completion, signatures, notarization, and other required processes.
- Maintain accurate records of executed land agreements and supporting documents.
- Ensure that land acquisition documentation is properly filed, updated, and accessible to authorized personnel.
- Track contractual obligations, lease periods, renewal provisions, and relevant milestones in coordination with the responsible departments.
E. Government and Stakeholder Coordination
- Coordinate with relevant government agencies and local government units (LGUs) regarding land acquisition requirements and property-related matters.
- Support coordination with the Department of Environment and Natural Resources (DENR), Registry of Deeds, Municipal/City Assessors, and other relevant offices, as applicable.
- Assist in securing or facilitating access to land records, certifications, and property-related documentation.
- Coordinate with barangay officials, community representatives, and other stakeholders regarding land access and acquisition activities.
- Support the identification and resolution of community concerns, landowner disputes, and social issues affecting project land acquisition.
- Ensure that engagement activities are conducted in accordance with company policies, applicable laws, and responsible stakeholder engagement practices.
F. Project Development and Internal Coordination
- Work closely with Project Development, Engineering, Legal, Permitting, Finance, Environmental, and other departments to support land acquisition milestones.
- Coordinate land acquisition requirements for solar PV farms, wind farms, substations, transmission lines, access roads, and related renewable energy facilities.
- Provide regular updates on land acquisition progress, challenges, risks, and upcoming activities.
- Prepare reports covering landowner negotiations, land status, acquisition costs, and outstanding documentation.
- Participate in project development meetings and provide land-related inputs for project feasibility and planning.
- Support the handover of secured land rights and documentation to the relevant project execution teams.
G. Reporting and Monitoring
- Prepare weekly and monthly land acquisition progress reports.
- Monitor land acquisition targets, milestones, and outstanding action items.
- Maintain a land acquisition tracker covering property details, ownership status, negotiation progress, agreements, and risks.
- Track acquisition expenses and coordinate with Finance for relevant budget monitoring.
- Provide management with timely updates on potential delays, legal concerns, landowner issues, and other risks.
- Ensure that all reports and land-related information are accurate, updated, and handled confidentially.
3. Minimum Qualifications
Educational Requirements
- Bachelor's degree in Real Estate Management, Business Administration, Property Management, Legal Management, Political Science, Engineering, or a related field.
Experience Requirements
- At least 2–5 years of relevant experience in land acquisition, real estate, property management, project development, or renewable energy development.
- Experience in landowner negotiation, property due diligence, land documentation, or right-of-way acquisition.
- Experience in renewable energy projects, infrastructure, construction, or utility development is an advantage.
- Experience coordinating with government agencies, LGUs, landowners, and external consultants.
- Experience handling land acquisition for solar, wind, transmission line, or other energy-related projects is preferred.
The experience range can be adjusted based on whether the role is Junior, Specialist, or Senior Specialist.
