The Land Acquisition Associate is responsible for sourcing and evaluating raw land acquisition opportunities to support the Company's residential, commercial, and mixed-use development pipeline. The position assists in the acquisition process by conducting legal due diligence, facilitating negotiations with landowners and brokers, preparing acquisition-related documents, monitoring transaction progress, and coordinating with various departments to ensure the timely endorsement and turnover of acquired properties for project development. The role serves as a key liaison between landowners, brokers, legal representatives, and internal stakeholders to ensure efficient and legally compliant land acquisition activities.
Source and identify raw land opportunities for residential, commercial, and mixed-use development through brokers, agents, landowners, referrals, and other channels.
Conduct preliminary screening of offered properties based on location, accessibility, ownership, zoning, and development potential.
Maintain an updated inventory and database of prospective land acquisition opportunities.
Build and maintain relationships with brokers, agents, landowners, and other key market contacts.
Conduct initial legal due diligence on offered properties, including verification of ownership documents, titles, tax declarations, encumbrances, liens, and other property-related documents.
Coordinate with the Legal Department and government agencies to validate the legal status of properties under evaluation.
Conduct initial negotiations with brokers, agents, and landowners regarding property pricing, terms, and acquisition requirements.
Draft, prepare, and facilitate execution of acquisition-related documents, including Letters of Intent (LOI), Memorandum of Agreement (MOA), Contracts to Sell, Deeds of Absolute Sale, Affidavits, Certifications, and other supporting documents.
Coordinate with internal departments including Legal, Finance, Technical Services Group, Survey Division, Planning and Design Division, and Project Development Department to facilitate acquisition activities.
Prepare weekly and monthly acquisition status reports.
Bachelor's degree in Real Estate, Business, or a related field.
Proven experience in land acquisition or real estate.
Strong negotiation and relationship-management skills.
Excellent written and verbal communication skills.
Legal document drafting and documentation management.
Analytical and problem-solving skills.
Proficient in Microsoft Office applications.
Able to drive and conduct field visits.
High integrity and confidentiality.

Willing to be assigned in Quezon & Batangas
