Job summary

Herco Trading, Inc. in the Philippines seeks a Facilities Manager to coordinate routine preventive maintenance, inspect common areas daily, monitor building systems (HVAC, electrical, plumbing, elevator), and oversee work orders.

You will serve as the main liaison for tenants and clients, handle onboarding paperwork, supervise third‑party vendors, review bids, process invoices, support budget planning, track utilities, and enforce health, safety, and compliance with local codes; organize drills

Responsibilities

• Coordinate routine preventative maintenance and inspect common areas daily; monitor HVAC, plumbing, electrical, and elevator systems; oversee work orders.
• Serve as the primary point of contact for tenant requests, complaints, and inquiries; issue operational announcements and process lease/move-in onboarding paperwork.
• Vendor & Contract Management: Supervise third-party service providers (cleaning, security, waste management, landscaping), review vendor bids, and monitor SLA compliance.
• Financial & Administrative Support: Process facility invoices, assist with annual operating budget preparation, track utility usage, and maintain detailed maintenance and tenant logs.
• Health, Safety & Compliance: Enforce local building codes, life-safety standards, and environmental regulations; organize fire drills and maintain up-to-date emergency action plans.
