Job summary

Vanguard is seeking a Building Maintenance Technician to ensure the smooth operation of our buildings. You will perform preventive maintenance, routine inspections, and repairs across electrical, plumbing, HVAC, and landscaping, reporting to the Property Manager.

The role requires at least 2 years in building maintenance, an NITEC in Building Services or related field, and the ability to coordinate with contractors; benefits include medical and dental, annual leave, and a 5-day work week.

Qualifications

• At least 2 years relevant working experience in building maintenance.
• Minimum NITEC in Building Services / Mechanical / Electrical Engineering or equivalent.
• Good knowledge of building, mechanical & electrical systems.
• A valid Scissor Lift Operator License (highly preferred).
• Basic computer skills for record-keeping and reporting.
• Able to communicate and interact with people and a good team player.
• Positive work attitude.

Responsibilities

• Provide maintenance and engineering support for building.
• Carry out scheduled building routine inspection on electrical, air-conditioning systems, HVAC, plumbing and landscaping.
• Perform a variety of general building repairs, including electrical, plumbing, and painting to restore functionality.
• Read and interpret technical diagrams, including electrical and plumbing drawings and site plans.
• Reports and attend to building defects, equipment damage, system breakdown, security and safety issues.
• Maintain accurate records of Mechanical & Electrical (M&E) readings and monitor system performance.
• Document facilities maintenance requirements: maintain records of work performed; manage service logs, inspection reports, and inventory.
• Keep track of tools, spare parts, and equipment.
• Coordinate with contractors for major repairs if needed.
• Assist in overseeing maintenance and servicing work conducted by external contractors, reporting any irregularities.
• Ad-hoc tasks as assigned by supervisor and management.
