Job summary

UnionBank is seeking an Asset Management Assistant-Foreclosure to support end-to-end foreclosure activities and property documentation at UB Plaza, Pasig. The role coordinates with government agencies and internal units to ensure timely processing of tax payments and title actions.

You will assist with title consolidation, registration, and related fees, maintain accurate records, and help prepare notices and reports to support compliant, efficient end-to-end transactions.

Qualifications

• Experience in foreclosure, title consolidation, property registration, or real estate documentation processes.
• Strong understanding of property-related taxes, legal documentation, and government regulatory requirements.
• Excellent coordination and stakeholder management skills when dealing with internal teams and external agencies.
• High attention to detail with the ability to manage multiple transactions while ensuring accuracy and compliance.
• Strong organizational, problem-solving, and administrative skills in a fast-paced operational environment.

Responsibilities

• Manage end-to-end foreclosure activities, including petition preparation, filing, auction coordination, publication processing, and Certificate of Sale documentation.
• Facilitate title consolidation and transfer activities for acquired properties (ROPA), ensuring accurate registration of CCTs, TCTs, and tax declarations in the Bank’s name.
• Coordinate with government agencies such as the Register of Deeds, Assessor’s Offices, RTCs, and other regulatory bodies for tax assessments, registrations, and document processing.
• Process and monitor payments for Real Property Tax (RPT), Capital Gains Tax (CGT), Documentary Stamp Tax (DST), legal fees, and other transaction-related expenses.
• Support ejectment and property turnover activities by preparing notices, conducting property inspections, clearing occupants, and maintaining related reports and records.
