Job description

The Design Architect is responsible for the conceptualization and design development of residential real estate projects, primarily subdivisions and housing developments. The role focuses on creating the overall architectural vision of a development—from initial design concepts, housing typologies, architectural character, and spatial planning to design presentations and refinement. Working closely with management and the Project Development team, the Design Architect will translate project objectives, target markets, and site conditions into distinctive and commercially viable design concepts. This is a design-focused position rather than a construction execution or fit-out role.

Key responsibilities

• Develop the overall architectural concept and design direction for residential subdivisions, housing developments, and future condominium projects.
• Conceptualize residential unit designs, housing typologies, facades, architectural themes, amenities, and other development features.
• Translate management's project vision, target market, and development objectives into cohesive architectural concepts.
• Develop initial sketches, studies, mood boards, massing concepts, and 3D visualizations to explore and communicate design ideas.
• Participate in site planning and evaluate how architectural concepts integrate with lot configurations, amenities, open spaces, circulation, and the overall development.
• Conduct site analysis and evaluate site opportunities and constraints that may influence the design.
• Prepare compelling architectural presentations and design proposals for management review and approval.
• Develop and evaluate alternative design schemes based on aesthetics, functionality, marketability, cost considerations, and site conditions.
• Refine concepts based on management and project team feedback while maintaining the overall architectural identity of the development.
• Collaborate closely with the Project Development, Engineering, and Construction teams to ensure approved concepts are technically feasible and properly translated into detailed plans.

About you

• Bachelor's Degree in Architecture.
• Minimum of 3 years of experience focused on architectural concept and design development.
• Demonstrated experience in the conceptual design of residential developments, preferably subdivisions, housing developments, master-planned communities, or condominium projects.
• A strong architectural design portfolio is required, demonstrating involvement in concept development rather than solely technical drawings or construction documentation.
• Strong understanding of residential architecture, spatial planning, massing, facade design, and architectural composition.
• Knowledge of PD 957, BP 220, National Building Code requirements, and other regulations applicable to residential developments.
• Proficient in SketchUp, AutoCAD, Lumion and/or Enscape; knowledge of Revit and Adobe Creative Suite is an advantage.
• Strong visual presentation and design communication skills.
• Creative and commercially aware, with the ability to balance design quality, functionality, marketability, and project feasibility.
• Strong communication and collaboration skills and the ability to present and defend design concepts to management.
