Job summary

Daiichi Properties is seeking a Junior Corporate Legal Counsel for Litigation and Contract Management to oversee the company’s land litigation and commercial contracts. The role includes handling land acquisition due diligence and title transfer work, with support for AMLA compliance.

Requirements include a Law degree, Philippine bar membership, and about 5 years of relevant experience in real estate law. Willingness to travel and office-based work are expected.

Qualifications

• Bachelor’s Degree – Juris Doctor or Bachelor of Laws.
• 5 years of combined relevant experience in a law firm and a similar in-house counsel position within a real estate development company.
• Eligibility: Member of the Philippine bar in good standing.
• Knowledge of land acquisition and title transfer processes.
• Excellent organizational and time management skills.
• Able to report to the office and willing to travel to different project locations from time to time.

Responsibilities

• Develop strategic plans for managing current and anticipated litigation, including risk analysis, resource allocation, and mitigation strategies.
• Coordinate with external legal counsels and manage relationships with law firms handling litigation, ensuring cost‑effective legal representation.
• Prepare, draft, and review demand letters, pleadings, and other legal documents, ensuring they meet legal standards and align with business objectives.
• Draft and issue demand letters to lessees with outstanding obligations, ensuring legal enforceability and compliance with contractual obligations.
• Implement remedial measures (padlocking, cutting off utilities, and repossession of leased properties) in cases of default, coordinating with internal departments and external counsel.
• Travel to project sites for resolution of boundary issues, ejectment of illegal occupants, settlement negotiations, and fact‑finding activities.
• Ensure and protect the welfare of the business and its representatives in any court litigation or dispute resolution matters.
• Appear in court or before quasi‑judicial bodies on behalf of the business, if necessary.
• Draft, evaluate, revise and negotiate contracts including lease contracts, NDAs, and service provider agreements.
