Haus Talk, Inc. in Metro Manila seeks an experienced Construction Area Manager to oversee multiple site projects, ensuring adherence to plans, specs, quality standards, and approved budgets.
Leadership is provided to Project Managers, Site Engineers, and contractors while coordinating with Head Office for timely project completion. The role requires strong leadership, planning, risk management, safety compliance, and robust reporting.
The Construction Area Manager is responsible for overseeing the overall construction operations and progress of multiple projects or assigned project sites within a designated area. The position ensures that construction activities are completed in accordance with approved plans, specifications, quality standards, safety requirements, schedules, and approved budgets.
The Construction Area Manager provides leadership and direction to Project Managers, Site Engineers, contractors, and other project personnel while coordinating closely with the Head Office and other departments to ensure the timely and successful completion of projects.
Oversee the overall construction activities of multiple projects/sites within the assigned area.
Ensure projects are implemented in accordance with approved plans, specifications, designs, and construction standards.
Monitor project progress and ensure compliance with approved construction schedules and milestones.
Review and evaluate project status, critical activities, delays, and construction issues.
Provide direction and technical guidance to Project Managers, Engineers, and site teams.
Ensure proper coordination among contractors, consultants, suppliers, and internal departments.
Ensure that construction works comply with approved plans, specifications, quality standards, and company requirements.
Monitor the implementation of quality control and inspection procedures.
Review recurring construction defects and ensure appropriate corrective actions are implemented.
Ensure that deviations from approved plans are properly documented and secured with the necessary approval prior to implementation.
Conduct regular site inspections and project audits.
Monitor actual project accomplishments against approved schedules and targets.
Identify potential delays, critical path activities, and project risks.
Develop and implement recovery plans for delayed projects in coordination with the Project Manager and contractor.
Review contractors' work programs, manpower deployment, and equipment requirements.
Ensure timely submission and accuracy of project progress reports.
Monitor project expenditures and ensure construction activities remain within approved budgets.
Review variation orders, change orders, additional works, and other cost-related requests.
Ensure that additional works or deviations are properly evaluated and approved before implementation.
Monitor the efficient utilization of manpower, materials, equipment, and other project resources.
Coordinate with Procurement, Finance, and other departments regarding project requirements.
Supervise and evaluate the performance of contractors, subcontractors, consultants, and suppliers.
Ensure contractors comply with contractual obligations, approved schedules, quality standards, and company policies.
Address contractor performance issues and recommend appropriate corrective actions.
Participate in contractor selection, prequalification, evaluation, and performance assessment when required.
Facilitate resolution of construction-related disputes and coordination issues.
Ensure strict compliance with company safety policies, construction safety standards, and applicable government regulations.
Monitor site safety practices and ensure corrective actions are immediately implemented for identified violations.
Coordinate with the Safety Department regarding incidents, hazards, and preventive measures.
Ensure that required permits, clearances, inspections, and regulatory requirements are secured and maintained.
Lead, coach, and provide direction to Project Managers, Engineers, Site Supervisors, and other construction personnel.
Establish clear performance expectations and accountability for project teams.
Monitor the performance of project personnel and contractors.
Conduct regular coordination meetings to discuss project accomplishments, issues, risks, and action plans.
Promote discipline, accountability, teamwork, and adherence to company policies.
Review and consolidate project status reports from assigned project sites.
Prepare regular management reports covering project progress, schedule, cost, quality, safety, risks, and key issues.
Escalate critical project concerns and delays to Management with recommended courses of action.
Ensure project records, reports, plans, permits, and other construction documentation are properly maintained.
Provide accurate and timely information to Management for decision-making.
Coordinate closely with Project Development, Engineering, Design, Procurement, Finance, Sales, Legal, HR, and other departments as necessary.
Resolve project-related issues requiring Head Office intervention or approval.
Ensure that approved Management directives are properly communicated and implemented at the project site.
Participate in project planning, strategic meetings, and Management reviews.
Bachelor's degree in Civil Engineering, Construction Management, Architecture, or a related field.
Licensed Civil Engineer is highly preferred.
At least 10-15 years of relevant construction experience, preferably with experience managing multiple projects or project sites.
At least 5 years in a supervisory or managerial capacity.
Experience in residential subdivision, housing development, vertical construction, or real estate development is an advantage.
Strong knowledge of construction methods, project management, quality control, and construction safety.
Proficient in reading and interpreting construction plans, specifications, and schedules.
Knowledge of project scheduling and cost monitoring.
Strong leadership, coordination, negotiation, and problem-solving skills.
Willing to conduct regular site visits and travel to assigned project locations.
