Responsibilities

Job description

To manage equipment operations and facilities maintenance on a day-to-day basis in a mall setting.

This includes regularly reporting to the Operations Head and Engineer Head, and management team.

To ensure that the company objectives and strategies with regard to financial targets, building & life safety compliance, engineering audit, regulatory compliance, customer service, and enhancement of property values are implemented across the managed property.

DUTIES AND RESPONSIBILITIES

• Prepare/Submit to management reports, updates and accomplishments of the Engineering Department.
• Identify, review and implement continuous safety programs and protocols within managed property.
• Implement measures and action plans to address Corporate Engineering Audit and Regulatory Permit Compliances of the property.
• Prepares Contracts for Preventive Maintenance of equipment & Technical Manpower Services.
• Monitors and ensure the building’s equipment perform its scheduled preventive maintenance to prevent downtime.
• Assist in preparation, review and submission of the Direct Operating Expense Budget of Repairs & Maintenance (Forecast/Annual) to the Finance Department.
• Assist in project management on CAPEX project execution of the managed property.
• Process Purchase Request/Purchase Order of Engineering related items
• Coordinate with different Ayala accredited consultants, contractors and suppliers relative to building operations and requirements.
• Review monthly reclassification of utility consumption of the building and merchants.
• Continuously seek ways and means to conserve energy and other resources of the building w/o sacrificing customer service.
• Assist Leasing/Operations and Marketing Departments on special projects and day-to-day facility concerns.
• Review evaluated plans by Building Engineers on ALL trades (Architectural, Mechanical, Electrical, Fire Protection, & Sanitary) submitted by merchants and contractors prior to commencement in compliance to the building guidelines.
• Provide assistance to Business Development Group of the company on planning and execution of future expansions & developments on the property of Tutuban Center.
• Attend to core meeting with the General contractor and sub-contractors of the building on related projects.
• Attend to regular coordination meetings, events and planning of the company.

SOFT SKILLS

• Monitors implementation of security protocols, CCTV coverage, and incident reporting.
• Coordinates with security agency/personnel on manpower deployment, post orders, and emergency response readiness.
• Monitors implementation of cleaning schedules, consumables management, and service quality standards for common areas, comfort rooms, and back-of-house areas.
• Coordinates with housekeeping agency/personnel on manpower deployment and quality audits.
• Implements and monitors compliance with occupational health and safety standards, fire/life safety protocols, and environmental regulations.
• Conducts or coordinates safety drills, risk assessments, and incident investigations.
• Prepares and submits Quality, Health, Safety, and Environment (QHSE) -related reports (safety officer reports, incident logs, environmental compliance monitoring).
• Ensures compliance with DOLE Occupational Safety and Health (OSH) standards, Fire Code, and other applicable QHSE regulations

OTHER DUTIES AND RESPONSIBILITIES

• Participate in major department projects and take an active role in cross-functional team to assist in driving quality improvement, processes, and initiatives.
• Actively participate and communicate in the team-based work groups.
• Other functions that may be necessary to the overall function.

QUALIFICATIONS

• A licensed Mechanical Engineer or Electrical Engineer with at least 3 years work experience in commercial property management, emergency response, and safety
• A resident of Manila or nearby areas
• Willing to be on-call, work weekends and holidays (scheduling/shifting)
• With great teamwork skills
• Capabilities/Skilled in preventive maintenance budget management, project management, and management reporting
