Job summary

DoubleDragon Properties Corp. is seeking a maintenance-focused professional in Laguna/Calamba to oversee and implement preventive maintenance programs for building equipment.

You will supervise multi-skilled technicians, coordinate tenant renovations, monitor procurement and permits, and ensure compliance with environmental and building regulations. The role requires a degree in Electrical or Mechanical Engineering, a professional license, and at least one year of supervisory maintenance

Qualifications

  • Bachelor’s/College Degree in Electrical and/or Mechanical Engineering.
  • Professional License is required.
  • At least one year of work experience.
  • Relevant work experience in electrical and mechanical maintenance and/or construction works in a supervisory capacity is preferred.
  • Preferably has worked in a building property or mall.
  • Preferably with background in HVAC Systems, Plumbing Systems, Fire Protection Systems, and other related equipment.

Responsibilities

  • Oversee implementation of effective and consistent building/equipment preventive maintenance programs.
  • Ensure that all equipment and facilities are in excellent working condition by conducting a regular inspection; implement preventive maintenance and undertake corrective maintenance.
  • Perform maintenance (Preventive and Reactive) and repairs to the mechanical, plumbing, structural, electrical, civil and life support equipments.
  • Supervise, assess and evaluate performance of multi-skilled technicians (MST) periodically or as needed and give recommendations to the Area Manager and Technical Services Head.
  • Monitor tenant’s fit-out and tenant renovation works and ensure that all design and construction guidelines are strictly followed; provide renovation status reports to the Area Manager.
  • Ensure all Purchase Requisition and other requests are closely monitored with consistent follow-ups; provide updates to Area Manager.
  • Expedite responses to tenants and customer calls, assess and recommend actions, and update the Area Manager for proper course of actions.
  • Oversee, supervise and facilitate activities for third party contractors for repairs in the building.
  • Ensure timely submission of required reports by management/Technical Services Head (CMR/SMR).
  • Assist the Area Manager in coordinating renewals of permits and licenses as required by LGU and other agencies.
  • Perform other tasks as assigned by the General Manager and Technical Services Head.
  • May be assigned as Pollution Control Officer (PCO) in lieu of Area Manager.
  • Ensure compliance with environmental rules and DENR/LLDA requirements; monitor CER compliance and related rules.
  • Prepare and submit Compliance Monitoring Report (CMR) and Self-Monitoring Report (SMR) for DENR/LLDA.
  • Ensure building effluent/wastewater meets DENR/LLDA parameters.
  • Ensure Sewage Treatment Plant equipment is in top condition and maintenance is followed.

  • Assist the Area Manager in coordinating, securing renewals of permits and licenses as required by LGU and other Government Agencies

  • To perform other tasks that may be assigned by the General Manager and Technical Services Head

  • May be assigned as a Pollution Control Officer (PCO) in lieu of the Area Manager.

  • Ensure compliance with the requirements and their respective implementing rules and regulations and other pertinent rules and regulations. Monitor compliance to the requirements specifies in the Environmental Compliance Certificate

  • Prepare and submit timely of the Compliance Monitoring Report (CMR) and quarterly Self-Monitoring Report (SMR) as required by the DENR/LLDA

  • Ensure that the building effluent or wastewater adhere to the passing parameters set by the DENR/LLDA

  • Ensure that the building sewage treatment plant equipment and others are in a top condition. Monitor and ensure that the process for effluent process is strictly followed

  • Ensure that all equipment’s of the Sewage Treatment Plant are in excellent working condition which undergoes regular Preventive Maintenance.

QUALIFICATIONS:
  • Bachelor’s/College Degree in Electrical and/or Mechanical Engineering

  • Professional License is required

  • At least one year of work experience
