Job summary

FPD Asia Property Services, Inc. in Makati, Metro Manila, is seeking a Building Operations Supervisor to oversee multi-skilled technicians and external contractors, ensuring efficient facility operations and compliance.

The role focuses on maintenance, safety, and service quality for owners and tenants. You will manage preventive maintenance, coordinate with building management, monitor budgets, and ensure timely reporting, while upholding company policies and delivering reliable facilities

Responsibilities

• Supervise multi-skilled technicians and support staff and evaluate performance.
• Maintain all machinery and equipment for smooth building operations.
• Foster cordial relations with unit owners and tenants and address complaints promptly.
• Safely handle and monitor building equipment and facilities.
• Oversee march-in/march-out procedures.
• Ensure company policies and procedures are followed and enforced.
• Disseminate and implement preventive maintenance schedules.
• Supervise external contractors and evaluate their performance.
• Ensure compliance with safety rules and procedures.
• Conduct regular walk-arounds and inspections of delegated tasks.
• canvass materials and supplies for projects.
• Coordinate with external contractors and report to Building Manager for approval.
• Perform all other related tasks as required.
• Make refurbishment recommendations and oversee repairs and upgrades.
• Prepare and monitor the annual operating budget for the project.
• Submit monthly reports promptly and implement management systems.
• Oversee preventive and routine maintenance programs and enforce schedules.
• Initiate discipline in line with company policies and regulations.

Job description

Regular Job Duties and Responsibilities

• Responsible for the supervision of all Multi‑Skilled Technicians and other technical support staff to ensure efficiency in the operation. It is also responsible for their regular evaluation on overall performance.
• Responsible for the maintenance of all machinery and equipment in the building. It is also responsible for the smooth operations of the technical facilities.
• Maintains cordial and friendly relations with unit owners and tenants and ensures that their complaints are acted upon expeditiously.
• Responsible for the proper handling, safeguarding, monitoring and effective use of building equipment and technical facilities.
• Responsible for march‑in/march‑out procedures.
• Ensures that all company policies, systems and procedures are followed and strictly implemented.
• Responsible for the dissemination and effective implementation of the preventive maintenance schedule.
• Responsible for the supervision of external contractors and for evaluating their performance.
• Ensures that safety rules and procedures are complied with.
• Conducts regular walk‑arounds and inspections to ensure that all delegated tasks are properly acted upon.
• Canvasses materials and supplies needed for the project.
• Coordinates with external contractors for specific projects and reports to the Building Manager for approval.
• All other related tasks as required.

Occasional Duties

• Makes recommendations for refurbishment, upgrading, repair and maintenance of the building.
• Responsible for the preparation and efficient monitoring of the annual operating budget of the project.
• Promptly prepares and submits monthly reports.
• Implements professional management systems as may be required by the company.
• Responsible for the preventive and routine maintenance program and ensures that operation schedules are carried out efficiently.
• Responsible to initiate and implement first line of discipline to company employees to ensure that all staff are adhering to company policies, rules and regulations.
