Turner & Townsend is seeking an Associate Director to lead cost management across the full project lifecycle, focusing on pre-contract planning, procurement strategy and commercial governance. You will own major commissions, mentor teams and drive client engagement to deliver high-impact projects.

You will manage cost reporting, risk and governance while guiding teams through complex developments in a global consultancy environment.

Formación

• Degree in Quantity Surveying, Cost Management, Construction Management, Civil/Structural Engineering, Architecture or Building Services.
• MRICS or AIQS professional accreditation or equivalent international membership is highly preferred.
• 12+ years of experience in cost management, quantity surveying, commercial management or project delivery.
• Proven experience leading full lifecycle cost management, especially pre-contract cost planning and commercial strategy.
• Demonstrated leadership of multidisciplinary project teams and senior-level client relationships.
• Experience delivering major project types such as stadiums, mixed-use developments, urban regeneration, large-scale infrastructure, or complex landmark projects.

• Act as the primary client interface and trusted commercial advisor; build relationships with developers, government agencies and delivery partners.
• Lead stakeholder meetings, workshops, and commercial reviews; support clients in investment decisions.
• Oversee cost reporting, forecasting, change management and final account settlements.
• Lead and mentor Cost Managers and project teams; drive performance and development.

Role Overview

As an Associate Director, you will provide strategic leadership across the full lifecycle of project delivery, with a strong focus on pre-contract cost planning, procurement strategy, commercial governance, and client management.

You will take ownership of major commissions, lead project teams, mentor cost management professionals, and contribute to business growth through client engagement and project delivery excellence.

Key Responsibilities

Project Leadership & Cost Strategy

• Lead the full lifecycle of cost management services from concept through project completion.
• Drive pre-contract cost planning, feasibility studies, benchmarking, budgeting, and cost strategy development.
• Establish cost control frameworks, project governance structures, and commercial management processes.
• Provide strategic advice on project costs, procurement approaches, risk management, and value optimisation.
• Lead value engineering and life-cycle costing initiatives.

Client & Stakeholder Management

• Act as the primary client interface and trusted commercial advisor.
• Build and maintain strong relationships with developers, government agencies, consultants, and delivery partners.
• Lead stakeholder meetings, workshops, presentations, and commercial reviews.
• Support clients in making informed investment and development decisions.

Project Controls & Commercial Management

• Lead cost planning, procurement, contract administration, and post-contract commercial management.
• Oversee cost reporting, forecasting, change management, and final account settlements.
• Monitor project financial performance and manage commercial risks.
• Ensure projects are delivered within approved budgets and governance frameworks.

Team Leadership & Development

• Lead and mentor Cost Managers and project teams.
• Drive team performance, professional development, and succession planning.
• Manage project resources and support recruitment and team growth initiatives.
• Foster a collaborative, high-performing culture focused on excellence and continuous improvement.

• Degree in Quantity Surveying, Cost Management, Construction Management, Civil Engineering, Structural Engineering, Architecture, Building Services, MEPF Engineering, or a related discipline.
• Professional accreditation such as MRICS, AIQS, or equivalent international membership is highly preferred.
• 12+ years of experience in cost management, quantity surveying, commercial management, or project delivery.
• Proven experience leading the full lifecycle of cost management services, particularly pre-contract cost planning and commercial strategy.
• Demonstrated experience leading multidisciplinary project teams and managing client relationships at a senior level.
• Experience delivering one or more of the following project types:
  • Sports facilities (Stadiums, Arenas, Sports Complexes)
  • Mixed-use developments
  • Urban development and regeneration projects
  • Large-scale infrastructure projects
  • Complex landmark

Preferred Background

• Experience gained within a cost consultancy, project management consultancy, engineering consultancy, developer, or client-side environment.
• Vietnamese nationals with international exposure, including overseas education, overseas project experience, or experience working in multinational environments, are highly preferred.
