Job summary

Confidential Company in Oman seeks an experienced Delivery Manager to lead a high-profile Five-Star Hotel project from design through handover. You will spearhead all client-side delivery activities, manage multi-disciplinary teams, and ensure alignment with time, budget and quality targets.

The role requires senior leadership, extensive project management experience in luxury hospitality, and a track record of delivering complex structures on time.

Qualifications

• Minimum 15 years of relevant experience including client-side delivery project management exposure.
• Proven delivery of multiple Five-Star Hotels or luxury hospitality projects of similar scale.
• Professional qualifications such as PMP, MRICS, CIOB or equivalent are advantageous.

Responsibilities

• Lead end-to-end delivery of the Five-Star Hotel project from design development through construction commissioning and handover.
• Develop and implement the overall project delivery strategy aligned with client objectives, scope, budget and timeline.
• Act as the client's senior delivery representative coordinating among PMC, design consultants, contractors and operators.
• Coordinate architecture, structural, MEP, interior design, FF&E, OS&E, ELV and hotel systems.
• Review requirements, contracts and design packages to identify gaps and interface issues.
• Oversee design development to meet client brief, brand standards, codes and regulations.
• Review contractor baseline programme and monitor critical path milestones.
• Monitor construction progress, ensuring compliance with drawings, specs and standards.
• Coordinate with the hotel operator brand to meet operational needs and guest experience expectations.
• Monitor procurement of long-lead items and ensure timely delivery and integration with programme.
• Monitor budget commitments, forecasts, variations and risks in line with client parameters.
• Review proposed changes and secure client approvals before implementation.
• Establish and monitor quality expectations for a luxury hotel environment.
• Identify and manage technical, commercial and procurement risks with timely mitigation.
• Resolve RFIs and design interfaces affecting delivery timelines.
• Coordinate testing and commissioning of all hotel systems and integrated controls.
• Oversee completion, snagging, approvals and handover documentation including O&M manuals.
• Coordinate with client and facilities teams for operational readiness prior to opening.

6. 2 6 Design ManagementOversee design development ensuring deliverables are complete coordinated and compliant with Client brief brand standards statutory codes and regulations
7. 2 7 Programme ManagementReview and challenge Contractor s baseline programme Monitor critical-path activities and milestones Implement mitigation and recovery measures to achieve completion and opening dates
8. 2 8 Construction ManagementMonitor construction progress and performance Ensure execution in accordance with approved drawings specifications method statements quality standards and contractual obligations
9. 2 9 Hotel Operator Brand RequirementsCoordinate closely with Hotel Operator Brand to incorporate operational requirements brand standards guest experience expectations and technical needs
10. 2 10 Procurement Long-Lead ItemsMonitor procurement of critical long-lead items specialist equipment hotel finishes FF E and OS E Ensure timely delivery installation and integration with programme
11. 2 11 Cost Commercial ManagementMonitor project budget commitments forecasts variations claims and risks Ensure compliance with Client s approved financial parameters
12. 2 12 Change Variation ManagementReview proposed changes variations Assess impact on scope cost programme and quality Secure Client approvals before implementation
13. 2 13 Quality ManagementEstablish and monitor quality expectations appropriate to a Five-Star Hotel Focus on luxury finishes in guest rooms suites public areas restaurants and back-of-house facilities
14. 2 14 Risk Issue ManagementIdentify assess and manage technical commercial programme procurement and operational risks Ensure timely mitigation escalation and resolution
15. 2 15 Technical Interface ManagementEnsure timely resolution of RFIs technical queries design interfaces NCRs and coordination issues affecting delivery
16. 2 16 Testing CommissioningLead Client-side coordination of testing and commissioning including MEP fire life-safety BMS ELV IT security and specialist hotel systems Oversee integrated systems testing
17. 2 17 Completion HandoverOversee snagging de-snagging inspections statutory approvals and completion certification Ensure preparation of O M manuals as-built drawings warranties training and handover documentation
18. 2 18 Operational ReadinessCoordinate with Client Hotel Operator Facility Management and project teams to ensure full operational readiness for hotel opening
19. 2 19 Leadership ReportingLead the Client-side delivery team Establish governance and reporting procedures Provide senior management with regular updates on scope programme cost quality risk procurement construction and overall delivery status
