Job summary

Kāinga Ora - Homes and Communities is seeking an experienced professional to manage a portfolio of asset and maintenance projects in the Bay of Plenty. You will coordinate planning, delivery, and stakeholder engagement to ensure homes are well maintained and compliant for customers and communities.

The role combines asset management, project delivery, and problem-solving with strong communication and analytical skills.

Qualifications

A relevant Property Management, Valuation, or related qualification, or equivalent practical experience.
Experience managing property assets, maintenance programmes, or property-related projects.
Proven experience delivering small to medium-sized asset management or project-based initiatives.
Strong analytical skills with financial/technical interpretation.
Knowledge of property legislation including the Fencing Act, RMA, RTA, and Unit Titles Act.
Experience preparing options analyses, business cases, reports, and recommendations.
Excellent communication, influencing, and stakeholder management skills.

Responsibilities

Manage a portfolio of asset and maintenance projects across the Bay of Plenty region (Tauranga or Rotorua).
Collaborate with internal and external stakeholders to ensure homes are well maintained, compliant, and meet customer needs.
Oversee asset performance, risk management, and financial targets for housing portfolio.
Identify risks and implement practical solutions while negotiating with partners.
