Job summary

Kāinga Ora - Homes and Communities is seeking an experienced asset and project professional to join the Regional Assets team in the Bay of Plenty. You will manage a portfolio of housing assets and maintenance projects across Tauranga or Rotorua, coordinating with internal and external stakeholders to keep homes compliant and well maintained.

The role combines asset management, project delivery, and effective negotiation, with a focus on protecting and enhancing the value of our housing portfolio

Qualifications

• Relevant qualification or practical experience in property management, valuation or related field.
• Experience managing property assets, maintenance programmes, or property-related projects.
• Proven experience delivering asset management or project-based initiatives.
• Strong analytical skills to interpret financial and technical information.
• Knowledge of property legislation (Fencing Act, RMA, RTA, Unit Titles Act).
• Experience preparing options analyses, business cases, reports, and recommendations.
• Ability to identify risks and implement practical solutions.
• Exceptional communication, influencing and stakeholder management skills.
• Experience with Oracle procurement systems would be an advantage.

Responsibilities

• Manage a portfolio of asset and maintenance projects across the Bay of Plenty region (Tauranga or Rotorua).
• Collaborate with internal and external stakeholders to ensure homes are well maintained and compliant.
• Contribute to the financial and physical performance of assets to meet targets and standards.
• Provide options analyses and recommendations to support decision making.
• Build and maintain strong relationships with communities and partners.
