Job summary

Auckland Council is seeking an experienced Residential Property Manager on a fixed-term basis until December 2027 to oversee a diverse residential portfolio supporting transport and infrastructure initiatives across the Auckland region.

Based in the Property Management team, the role involves tenancy lifecycle management, tenant relationships, compliance with the Residential Tenancies Act, and field-based duties across Auckland with regular travel.

At Auckland Council, we’re shaping spaces Aucklander’s love. We’re looking for an experienced Residential Property Manager to join us on a fixed term basis until December 2027 and oversee a diverse residential portfolio that supports major transport and infrastructure initiatives across the region. The role is based within our Property Management team and offers the opportunity to work across a property portfolio unlike any other.

From residential homes acquired for future transport projects through to properties located in some of Auckland's most picturesque regional settings, no two days are the same. One day you could be managing tenancy matters and inspections, and the next you’re visiting properties in our regional parks and wider communities across Tāmaki Makaurau.

As Residential Property Manager, you’ll be responsible for delivering high-quality property management services across a residential portfolio, ensuring strong tenant relationships, legislative compliance, and excellent portfolio performance.

You’ll take ownership of the full tenancy lifecycle, including tenancy agreements, rent reviews, property inspections, arrears management, notices, and dispute resolution, while working closely with tenants, stakeholders, and internal teams.

This role offers a combination of autonomous portfolio management, relationship management, and field-based work, with regular travel across the Auckland region.

Day-to-day you could expect to be:

• Managing a diverse residential property portfolio across Auckland
• Conducting property inspections and overseeing property maintenance requirements
• Managing tenancy agreements, renewals, notices, rent reviews, and arrears
• Resolving tenancy matters and navigating Residential Tenancy Tribunal processes where required
• Building positive relationships with tenants and key stakeholders
• Identifying opportunities to improve property performance and minimise holding costs

You’re an experienced residential property professional with a strong understanding of tenancy management and the legislation that supports it. Whether you’ve built your career managing private residential portfolios or working across a complex property environment, you’ll have the confidence to navigate tenancy matters, build positive tenant relationships, and achieve practical outcomes when challenges arise.

You’ll bring a sound knowledge of the Residential Tenancies Act, experience managing disputes and Tribunal matters, and the ability to balance commercial, operational, and customer considerations. Equally important is your ability to communicate effectively with a wide range of people, from tenants and contractors to internal stakeholders.

This role suits someone who enjoys variety and being out in the field. You’ll be comfortable travelling across Auckland, working independently, and managing competing priorities while maintaining a high standard of service and attention to detail.

To be successful in this role, you’ll bring:

• Proven experience managing residential property portfolios
• Strong knowledge of residential tenancy legislation and compliance requirements
• Experience resolving tenancy disputes and representing matters through the Tribunal process
• Excellent relationship management, negotiation, and communication skills
• A full, clean New Zealand driver’s licence
