Millennium Hotels and Resorts is seeking a hands‑on Maintenance Manager for Kingsgate Hotel Dunedin. The role manages repairs, maintenance and contractor activity to keep plant, equipment and facilities in top condition.

Qualifications

• Previous experience in a maintenance role, ideally within a hotel or hospitality environment.
• Trade qualification preferred.

Responsibilities

• Carry out general repairs, maintenance and alterations to the hotel’s structure, plant and equipment.
• Oversee preventative maintenance programmes to maximise asset life.
• Maintain compliance programmes including BWOF, electrical testing and fire equipment.
• Identify and rectify defects, hazards and safety issues promptly.

The Role:

We are looking for a Maintenance Manager to take ownership of the maintenance and upkeep of Kingsgate Hotel Dunedin. This is a hands‑on role requiring someone who is self‑motivated, practical and multi‑skilled, with the ability to manage priorities and ensure our property, plant and equipment are maintained to a high standard.

You’ll be responsible for general repairs and preventative maintenance, overseeing contractors, managing compliance requirements and ensuring a safe and well‑maintained environment for our guests and team. You’ll also work closely with hotel management and other departments to minimise disruption to hotel operations and deliver timely solutions to maintenance issues.

Key Responsibilities:

• Carry out and oversee general repairs, maintenance and alterations to the hotel’s structure, plant and equipment
• Ensure preventative maintenance programmes are completed to maximise asset life and minimise unnecessary expenditure
• Maintain building and plant compliance programmes, including BWOF, electrical testing and fire equipment requirements
• Identify and rectify maintenance defects, hazards and safety issues promptly
• Supervise the attendance, conduct and quality of work completed by contractors and tradespeople
• Carry out contractor Health & Safety inductions and ensure safe work practices are followed
• Manage maintenance requests according to priority and minimise disruption to guests and hotel operations
• Maintain appropriate tools, spare parts and maintenance records
• Liaise with hotel management, department heads, suppliers, contractors and consultants
• Support capital replacement programmes, refurbishment projects and asset planning
• Identify and support energy conservation and cost‑saving initiatives
• Maintain accurate Health & Safety and compliance records

What you bring:

• Previous experience in a maintenance role, ideally within a hotel, hospitality or similar environment
• Proven leadership or maintenance management experience
• A trade qualification is preferred
• Project management experience
• Health & Safety experience, with a Site Safe qualification preferred
• Strong practical problem‑solving and decision‑making skills
• Excellent organisation and time management skills
• The ability to manage multiple priorities and work effectively under pressure
• Strong communication skills and the ability to work effectively with contractors, suppliers and internal teams
• Basic computer literacy, including Microsoft Word and Excel

• A hands‑on, approachable and customer‑focused attitude
• Reliable and flexible, with the ability to work weekends and public holidays as required

This is a part‑time role offering a minimum of 28 hours per week, primarily working Wednesday to Sunday.
