Job summary

Grada Recruitment is assisting a major New Zealand retail property developer to hire a Recently Registered Architect / Int. Architectural Designer (Client Side) for Auckland projects.

This in-house Design & Architecture team delivers from concept through construction, collaborating with construction teams and consultants to realise designs. You’ll lead small projects end-to-end or manage design packages on larger work, with a focus on code compliance, BIM360 workflows, and integrated AI-enabled

Qualifications

• 5–8 years' experience leading projects or coordinating design packages.
• NZRAB registration typically achieved at this level; preferred but not essential.
• Revit experience preferred.
• Strong communication skills and ability to work with construction teams.

Responsibilities

• Lead a small project end to end, or own developed design and consent documentation on larger projects.
• Coordinate consultants and manage code compliance across your scope.
• Work independently within defined scope, escalating risk where needed (with senior oversight when leading a project).
• Collaborate across departments and directly alongside the construction team.
• Use BIM360, cloud-based tools, and emerging AI workflows as part of day-to-day delivery.

Recently Registered Architect / Int. Architectural Designer - (Client Side)

My client is one of New Zealand's largest privately owned retail property development and management companies, with a portfolio spanning major town centres across Auckland and Tauranga. They run an internalized in-house Design & Architecture division, giving the team full visibility across the project lifecycle, from concept through to construction, working hands-on with tools like BIM360, cloud laser scanning, and AI-integrated workflows, and collaborating directly with the construction team rather than working in isolated silos.

About the Role

A core delivery role within a rotating, collaborative studio structure. You'll either lead a small project end to end, or run design packages and support senior architects across larger concurrent projects, coordinating consultants and owning your work through to delivery. Genuine end-to-end involvement, working alongside construction teams to see designs through to completion.

• Comfortable working independently within scope, and confident escalating when needed
