Job summary

ISS Group Auckland is seeking an experienced Facility Manager to lead on-site operations for a major client site. You will ensure facilities are safe, compliant, reliable and operating effectively, acting as the primary ISS on-site contact while collaborating with the client, contractors and support teams.

You’ll manage day-to-day services, oversee maintenance, asset records and contract variations, and drive continuous improvement in service quality and cost efficiency.

Facility Manager
Auckland | Facilities Management

ISS Facility Services is looking for an experienced Facility Manager to join our Auckland team and take operational responsibility for the delivery of facilities management services across a major client site.

About the role

This is a hands‑on facilities management role where you'll be responsible for ensuring the client's facilities are safe, compliant, reliable and operating effectively.

As Facility Manager, you will be the primary ISS point of contact on site, working closely with the client, contractors, service partners and ISS support teams.

You’ll be responsible for:

Managing the day-to-day delivery of facilities management services.

Building strong relationships with client stakeholders and site representatives.

Leading and coordinating contractors, subcontractors and service partners.

Managing planned preventative maintenance (PPM) and reactive maintenance.

Providing technical oversight across building services, plant, equipment and infrastructure.

Ensuring buildings, equipment and services meet statutory, contractual and client requirements.

Coordinating maintenance activities, outages and works while minimising disruption to operations.

Managing incidents, breakdowns and service interruptions through to resolution.

Conducting regular site inspections, audits, risk assessments and compliance reviews.

Managing asset information, maintenance records, work orders and facilities documentation.

Supporting capital works, upgrades and improvement projects.

Monitoring KPIs, SLAs and service performance.

Managing budgets, purchase orders, variations and expenditure.

Supporting client audits and quality/compliance programmes.

Promoting a strong health, safety and environmental culture across employees, contractors and service partners.

Identifying opportunities to improve reliability, efficiency, service quality and cost effectiveness.

About you

We're looking for an experienced facilities management professional who is confident managing a technically complex and fast‑paced operational environment.

You’ll ideally bring:

Significant experience in facilities management, preferably within a manufacturing, industrial, food and beverage or similarly complex environment.

Strong knowledge of building services, including mechanical, electrical, fire, hydraulic and essential safety systems.

Experience managing planned preventative and reactive maintenance programmes.

Experience managing contractors, subcontractors and multiple service providers.

Strong knowledge of building compliance, HSEQ and risk management.

Experience using CMMS, CAFM or work order management systems.

Strong client and stakeholder management skills.

Experience managing budgets, expenditure and contract variations.

Strong problem‑solving and decision‑making skills.

Excellent communication, organisation and prioritisation skills.

The ability to remain calm and effective during incidents and operational disruptions.

A proactive approach to safety, service delivery and continuous improvement.

The ability to lead, coach and hold people and service partners accountable.

Experience with GMP, KORE, FSSC, ISO or similar compliance frameworks, asset lifecycle planning, capital projects, technical service contracts or mobilisation/transition projects would be advantageous.

A qualification in facilities management, business, engineering, project management or a related discipline is desirable, but proven industry experience and capability are equally important.
