Job summary

Kāinga Ora - Homes and Communities is seeking an experienced asset and project professional to manage a portfolio of housing assets and maintenance projects across the Wellington region. You will collaborate with internal and external stakeholders to ensure compliance, quality and customer outcomes.

The role combines asset management with project delivery, requiring strong communication, negotiation, and problem-solving to support the portfolio’s financial and physical performance.

Qualifications

  • Relevant qualification in Property Management, Valuation, or equivalent practical experience.
  • Experience delivering asset management or project initiatives (small to medium).
  • Strong analytical skills; interpreting financial/technical information.
  • Knowledge of property legislation (Fencing Act, RMA, RTAs, Unit Titles Act).
  • Experience preparing options analyses, business cases, reports and recommendations.

Responsibilities

  • Manage a portfolio of asset and maintenance projects across the Wellington region.
  • Collaborate with stakeholders to ensure assets are well maintained, compliant and meet customer needs.
  • Balance physical and financial performance to protect and enhance housing portfolio value.
  • Identify risks, develop practical solutions, and deliver projects from planning through delivery.

Reporting to the Manager – Regional Assets, you'll play a key role in managing a portfolio of asset and maintenance projects across the Wellington region. As part of the wider Asset & Maintenance team, you'll work collaboratively with internal and external stakeholders to ensure our homes are well maintained, compliant, and continue to meet the needs of our customers and communities.

This is a varied role that combines asset management, project delivery, stakeholder engagement, and problem-solving. You'll use your strong communication, relationship management, and negotiation skills to ensure the physical and financial performance of our assets meets agreed targets and standards, helping to protect and enhance the value of our housing portfolio.

  • A relevant Property Management, Valuation, or related qualification, or equivalent practical experience
  • Experience managing property assets, maintenance programmes, or property-related projects
  • Proven experience delivering small to medium-sized asset management or project-based initiatives
  • Strong analytical skills, with the ability to interpret and apply financial and technical information
  • Knowledge of relevant property legislation, including the Fencing Act, Resource Management Act, Residential Tenancies Act, and Unit Titles Act
  • Experience preparing options analyses, business cases, reports, and recommendations
  • The ability to identify risks, navigate complex issues, and implement practical solutions
  • Exceptional communication, influencing, and stakeholder management skills
  • Experience with Oracle, particularly procurement systems, would be an advantage
