Job summary

Kāinga Ora - Homes and Communities is seeking a Manager - Regional Assets in Auckland to direct a regional property portfolio and lead a team through a major transformation.

You will oversee asset plans, investments, divestments, vacancies, rents and budgets, ensuring compliance and health and safety while aligning with wider strategy.

Qualifications

  • Extensive leadership experience of large, geographically dispersed teams through change.
  • Strong knowledge of public sector governance, processes and property regulation.
  • Ability to influence across groups and external agencies with diplomacy.
  • Strategic delivery, adaptability and resilience in dynamic environments.
  • Senior-level experience managing property or asset portfolios.
  • A current, full NZ driver licence.

Responsibilities

  • Set direction for a regional property portfolio and lead the team through change.
  • Oversee asset plans, investments, divestments, vacancies, market rents, budgets, risks, and compliance.
  • Coordinate with regional and national teams, partners and stakeholders to align priorities with Kāinga Ora strategy.
  • Drive transformational change and deliver high performance within the portfolio.

Homes and Communities – Manukau City, North Island

  • Based in the Counties/Manukau area
  • Fixed term position through to June 2027

As Manager - Regional Assets, you will set the direction for a regional property portfolio and lead your team through a significant change in how asset maintenance services are delivered. You will build capability, embed new ways of working and create a strong culture of accountability, collaboration and delivery.

With oversight of asset plans, investment and divestment decisions, vacant properties, market rents, budgets, portfolio risks and regulatory obligations, you will ensure homes remain fit for purpose and deliver strong outcomes for customers.

Working across regional and national teams, maintenance partners and external stakeholders, you will align local priorities with the wider Kāinga Ora strategy, influence future investment and ensure operational, compliance and health and safety matters are managed effectively.

This is a highly visible leadership role with the opportunity to drive transformational change, strengthen portfolio performance and shape better homes and communities for the future. You will lead and develop a high-performing team, coaching and growing capability while fostering a culture of accountability, continuous improvement and delivery excellence.

  • Transformational and people leadership: Extensive experience leading large, geographically dispersed teams through change, building capability, coaching and developing people leaders and staff, embedding new ways of working, and creating a culture of accountability, collaboration and high performance
  • Public sector and regulatory knowledge: A strong understanding of public sector governance and processes, with familiarity with property legislation and regulatory requirements
  • Influence and relationships: Demonstrated ability to collaborate across business groups and external agencies, influence at all levels and build trusted relationships with diplomacy
  • Strategic delivery, adaptability and resilience: Strong business planning and project management skills, with the judgement to make sound, customer-focused decisions. Proven ability to adapt to changing priorities, lead confidently through change, and maintain momentum in a dynamic environment.
  • Property and commercial expertise: Senior-level experience managing and maintaining property or asset portfolios, supported by a relevant qualification or equivalent professional experience.
  • A current, full clean New Zealand driver licence.
