Job summary

P3 Logistic Parks is recruiting a Senior Property Manager to oversee the Dutch logistics real estate portfolio. You will supervise external property managers, drive cost efficiency, and ensure service quality across all assets.

The role requires 7–10+ years in real estate operations, strong financial discipline, and fluency in Dutch and English. A hybrid work policy is in place, with travel across the portfolio as needed.

Qualifications

  • 7–10+ years of experience managing commercial or logistics real estate assets with responsibility for financial, operational, and technical performance.
  • Strong understanding of property operations, building maintenance, and service contracts.
  • Fluent in Dutch and English, with valid driver’s license and willingness to travel across the portfolio.
  • Solid financial and analytical skills, with experience managing budgets, service charges, and cost control.

Responsibilities

  • Oversee day-to-day operational management of the Dutch portfolio through external property managers (PMs).
  • Coordinate and supervise external PMs, ensuring delivery aligns with P3 standards and asset business plans.
  • Monitor operating expenses and identify cost optimization opportunities.
  • Ensure compliance with health, safety, and environmental regulations and asset quality standards.

WE ARE LOOKING FOR

We are currently looking for a Senior Property Manager who will be responsible for overseeing the operational performance of P3’s logistics real estate portfolio in the Netherlands. The role ensures that all properties are managed efficiently, cost-effectively, and in line with P3’s asset strategies and service standards. The Senior Property Manager will coordinate and supervise external property management providers, ensure high-quality service delivery, financial discipline, tenant satisfaction, and operational excellence. In addition, the role will lead or support the internalization of property management activities, including designing operational processes, selecting systems, and building internal property management capabilities where appropriate

SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU
Oversight of External Property Managers
  • Act as the primary point of coordination and governance for all external property management providers.
  • Ensure delivery in line with P3 standards, contractual obligations, and asset business plans.
  • Monitor performance through KPIs, reporting, and regular reviews.
  • Ensure consistency of service delivery across the portfolio.
  • Challenge and improve operational performance, cost efficiency, and tenant service quality.
Operational Portfolio Management
  • Oversee day-to-day operational management of the Dutch portfolio through external PMs.
  • Ensure efficient building operations including maintenance, service contracts, utilities, and facility management.
  • Monitor operating expenses and identify cost optimization opportunities.
  • Ensure compliance with regulatory, health & safety, and environmental requirements.
  • Oversee inspections and ensure assets are maintained to institutional quality standards.
  • Monitor execution of preventive and corrective maintenance programs.
Budgeting, Financial Oversight & Reporting
  • Review and approve annual property operating budgets.
  • Monitor operating expenses and challenge deviations.
  • Review service charge budgets, reconciliations, and tenant recoveries.
  • Ensure accuracy and consistency of operational reporting.
  • Provide operational and cost insights to Asset Management.
Tenant Relationship Management
  • Support strong relationships with key tenants.
  • Ensure tenant issues and operational requests are handled efficiently.
  • Monitor tenant satisfaction and service delivery.
  • Support leasing teams in maintaining high tenant retention.
Capital Expenditure & Building Improvements
  • Coordinate operational capex projects, refurbishments, and building improvements.
  • Support delivery of fit-outs and minor technical upgrades.
  • Work closely with Asset Management, Development, and Construction teams.
  • Ensure projects are delivered on time, within budget, and to required quality standards.
  • Monitor contractor performance and tendering processes.
ESG, Sustainability & Compliance
  • Support implementation of ESG initiatives at property level.
  • Identify opportunities for energy efficiency and sustainability improvements.
  • Ensure compliance with environmental and safety regulations.
  • Coordinate ESG data collection and reporting.
Property Management Internalization (Strategic Role)
  • Support or lead the internalization of property management activities.
  • Define processes, governance structures, and service standards.
  • Participate in system and tool selection.
  • Support recruitment and development of internal teams where applicable.
  • Ensure smooth transition from external to internal management if required.
8. Cross-Functional Collaboration
  • Collaborate closely with Asset Management, Leasing, Development, Construction, Finance, and Legal teams.
  • Ensure operational execution aligns with asset strategies.
  • Provide operational insights to support business planning.
What You Need to Shine in This Role
  • 7–10+ years of experience managing commercial or logistics real estate assets, with responsibility for financial, operational, and technical performance.
  • Strong understanding of property operations, building maintenance, and service contracts.
  • Solid knowledge of building systems (HVAC, electrical, fire safety, and general infrastructure).
  • Experience managing technical service providers, contractors, and facility managers.
  • Proven ability to oversee maintenance programs and operational capex projects.
  • Good understanding of health & safety, regulatory compliance, and technical standards in the Netherlands.
  • Strong financial and analytical skills, with experience managing budgets, service charges, and cost control.
  • Experience working with property management and reporting tools (e.g. Yardi, Tableau, or similar).
  • Ability to manage multiple assets and stakeholders in a fast-paced environment.
  • Strong communication and stakeholder management skills, with a client-focused approach.
  • Fluent in Dutch and English.
  • Valid driver’s license and willingness to travel across the portfolio.
