We’re looking for a Senior Leasing Manager to join our team in the Netherlands, playing a key role in shaping the retail mix at one of Europe’s leading destinations, the Mall of the Netherlands. This is a highly visible, commercially driven role at the heart of the business, where you’ll influence which brands we partner with and how the asset continues to evolve.
Responsibilities
- Own and deliver the leasing strategy for Mall of the Netherlands, ensuring it supports the asset’s commercial and strategic objectives.
- Lead the Leasing input into the Annual Business Plan, budgets and long‑term forecasts, and ongoing financial reporting.
- Deliver Business Plan leasing KPIs, including deal volume, vacancy rate, base rent, turnover rent and ERV growth. Track performance and clearly communicate progress, risks and opportunities to the Leasing Director.
- Provide strong leadership to the Leasing Manager, ensuring effective performance, development and alignment with asset priorities.
- Set a clear leasing vision for the asset, bringing key stakeholders and the wider team on the journey.
- Build and maintain strong direct relationships with key brands, reducing reliance on agents and driving best‑in‑class commercial outcomes.
- Ensure full compliance across all leasing activity, including oversight of KYC and internal governance processes.
- Ensure the right resourcing model is in place, within budget, including internal team structure, external agents and leasing materials.
- Appoint, manage and motivate external leasing agents, ensuring alignment with asset strategy and delivery of high‑quality, commercially focused outcomes.
- Coach and guide agents to ensure consistency with URW standards, including deal quality, brand engagement and stakeholder management.
- Lead negotiations on new lettings from initial discussions through to exchange, store opening and completion, including internal and JV approvals and landlord works coordination.
- Drive the introduction of new brands across retail and emerging categories, enhancing the asset’s overall proposition.
- Manage asset‑level leasing activity including assignments, break options, surrenders and re‑gearings.
- Lead anchor tenant strategy, focusing on securing, retaining and optimising key anchor relationships to support long‑term asset performance.
- Oversee and challenge key commercial negotiations (including those led by agents) to ensure alignment with financial and strategic objectives.
- Work closely with Retail Design and Development teams to optimise store design and ensure timely, high‑quality store delivery.
- Collaborate across internal teams including Operations, Centre Management, Finance, Research, Development, Legal and Marketing to drive best outcomes.
- Partner with Marketing & PR to maximise exposure and impact of leasing deals.
- Identify and deliver cross‑selling opportunities with Commercial Partnerships (e.g. media packages for brand launches).
- Continuously review and optimise unit configuration to maximise income and long‑term value.
- Line‑manage the Leasing Manager, providing clear direction, ongoing coaching and development, and ensuring delivery against individual and asset‑level KPIs, with a strong focus on performance, accountability and continuous improvement.
Qualifications
- MRICS qualified (desired but not essential) with proven PQE.
- Must have significant experience in the retail property industry with a proven track record in leasing, sales, marketing and/or operations on a high‑quality portfolio.
- Genuine interest in retail, the dynamics of retail and key trends, with a clear understanding of how long‑term sustainability should be a priority over short‑term gains.
- Excellent negotiation skills combined with a transaction mindset and a keen drive to get deals done.
- Experience or studies in Estate Management or Business Management.
- A good understanding of ESG and how Leasing can contribute to the sustainability agenda.
- A proven track record in building successful relationships with stakeholders; understanding the strategic objectives and converting them into long‑term partnerships.
- Management experience desirable.
- Confident presenter who can articulate their arguments and recommendations to influence decisions around the business.
