Job summary

PROBAT is seeking a Facility Manager/Building Administrator in Koog aan de Zaan to maintain and optimize all building-related systems. You will ensure a safe, energy-efficient environment supporting both office and production activities and work with QA, reception, production, and management teams.

Qualifications

• MBO Level 4 with at least 7 years of relevant experience, or Bachelor’s degree level with a minimum of 4 years in a technical field.
• Proven facility management and building maintenance experience.
• Strong knowledge of HVAC, electrical systems and building installations.
• Ability to read technical drawings and schematics.
• Familiarity with Building Management Systems (BMS) and CMMS; proficient with MS Office.
• Knowledge of safety regulations and building-related standards.
• VCA Basic certificate is an advantage or willingness to obtain.
• Excellent Dutch language skills and ability to read English technical documentation.
• Hands-on, practical approach with strong organizational skills.
• Self-reliant, dependable, and committed to quality and safety.

Responsibilities

• Perform preventive and corrective maintenance of building systems (HVAC, electrical, plumbing, security).
• Conduct daily inspections, troubleshoot issues, maintain maintenance logs and technical docs.
• Act as central point of contact for facility matters and coordinate with external partners.
• Monitor energy consumption and implement energy-saving initiatives; manage building management systems data.
• Supervise external contractors and manage maintenance contracts and service agreements.
• Carry out safety inspections and ensure compliance with regulations and standards.
• Develop site security measures including access control and key management.
• Manage building-related assets, fittings, spare parts, and replacement plans.
• Prioritize maintenance tasks and respond to urgent breakdowns safely.
