Job summary

Cobalt Recruitment is seeking a German-speaking Property Accountant in Amsterdam to join its finance team. You will manage month-end and quarter-end reporting for a portfolio of German assets and liaise with internal teams and external advisers.

This hands-on role requires strong analytical skills, fluency in German and English, and a track record in accounting. Hybrid work setup and exposure to budgeting, tax and year-end processes provide broad professional growth.

Qualifications

• Five or more years of accounting experience in a property or real estate environment.
• Fluency in German and English is required.
• A degree or equivalent professional experience; accounting qualification is advantageous.
• Strong month-end, balance sheet and financial reporting experience.
• Familiarity with budgeting, forecasting and variance analysis.
• Knowledge of US GAAP is advantageous.
• Proficient with accounting systems and MS Office.
• Ability to work independently and manage changing priorities.
• Excellent communication with internal and external stakeholders.
• Willing to travel occasionally.

Responsibilities

• Manage month-end and quarter-end accounting for a portfolio of assets.
• Prepare accruals, cost allocations, reclassifications and other accounting adjustments.
• Review income statements and investigate variances against budgets and previous periods.
• Prepare clear commentary and reporting for internal stakeholders.
• Review balance sheet accounts and ensure balances are fully reconciled and supported.
• Support bank reconciliations and resolve outstanding items.
• Ensure loans, interest and related costs are recorded accurately.
• Review invoice coding and resolve accounting queries.
• Record income and other charges accurately and on time.
• Monitor outstanding receivables and support collection activity.
• Assist with bad debt assessments and related accounting entries.
• Prepare annual budgets and periodic forecasts.
• Work with internal teams and external advisers on tax and statutory reporting requirements.
• Review financial statements and support the year-end audit process.
• Assist with the financial onboarding of new assets and other portfolio activity.
• Interpret contracts and supporting documents to determine the correct accounting treatment.
• Act as a key contact for accounting and finance-system queries.
• Identify opportunities to improve, simplify and automate existing processes.
