Job summary

Urban Gym Group in the Netherlands is seeking an experienced Construction Manager to lead the delivery of new clubs, conversions and refurbishments across the country. You will run the programme, own the budget and ensure openings are on time and on budget, while keeping sites safe and compliant.

Reporting to the Development Director, you will partner with the Construction team, Operations and Finance to build a reliable panel of Dutch contractors, manage permits, and ensure brand fit-out

Qualifications

• 10+ years in construction or project management within retail/leisure/hospitality.
• Proven track record delivering multiple projects on programme and budget.
• Strong knowledge of Dutch building regulations, permitting and safety.
• Excellent communication with teams, contractors, landlords and municipalities.
• Strong MEP knowledge and ability to read CAD drawings.
• Experience using AI or digital construction tools for planning and reporting.
• Fluent in Dutch and English.
• Driving licence (B).

Purpose of the role

Together with your colleague you own the construction phase of our Dutch projects, from design sign-off to handover. You run the contractors, the programme and the budget. You keep sites safe and compliant. And you hand Operations a club that works from day one. You are the Development Team’s eyes and ears on site, and the Construction team’s go-to partner for delivery in the Netherlands. You and your colleague are each other’s back up and sounding-board.

Key responsibilities

Project delivery

• Lead the construction of new clubs, conversions of acquired sites and refurbishments of the existing estate.
• Run several projects at once. Build and manage the programme for each, and keep opening dates on track.
• Be on site. Chair site meetings, solve problems fast and eschart early when something slips.
• Manage snagging, commissioning and handover to Operations, with complete documentation and warranties.

Cost, contractors and contracts

• Prepare and run tenders together with Procurement, Construction team and Finance. Select contractors and suppliers.
• Own the construction budget per project. Control changes, approve payments and report cost-to-complete to the CDO and Finance.
• Build and maintain a reliable panel of Dutch contractors and installers who know our standards.

Quality, safety and compliance

• Make sure every project meets Dutch building regulations (Omgevingswet, Bbl, Wkb) and fire-safety requirements.
• Manage permits and approvals with municipalities, landlords and other parties.
• Own health and safety on site, including V&G plans and contractor compliance.
• Get the gym-specific details right: HVAC and ventilation, acoustics and vibration, flooring, power and water.

Standards and collaboration

• Work hand in hand with the Construction team on design, specifications and brand fit-out standards.
• Align with the Development Director, Marketing, Operations and PMO on scope, timelines and opening readiness.
• Capture lessons learned and cost benchmarks per brand, so every project gets faster and cheaper than the last.

What you bring

Must-haves

• 10+ years in construction or project management, ideally in commercial fit-out for retail, leisure or hospitality.
• A track record of delivering multiple projects at the same time, on programme and on budget.
• Solid knowledge of Dutch building regulations, permitting and health and safety on site.
• Very strong communication skills, internally and externally. You keep our teams, contractors, landlords and municipalities aligned and informed
• Strong technical understanding of MEP (mechanical, electrical, plumbing) installations.
• Experience in reading CAD drawings and technical designs
• Hands-on, organised and calm under pressure. You enjoy being on site.
• Experience using AI or digital tools in construction: e.g. planning, cost tracking, site reporting, with measurable impact.
• Fluent in Dutch and English.
• Driving licence (B).
