Job summary

Virbiz Sdn Bhd is seeking a BMS/ BAS Installation Supervisor in Malaysia to oversee field installation activities, coordinate with M&E contractors, and ensure compliance with shop drawings and method statements. You will lead commissioning efforts for HVAC systems and coordinate testing, documentation, and handover.

The role requires on-site supervision, problem-solving for on-site faults, and collaboration with clients and consultants during T&C and handover.

Responsibilities

• Supervise installation of BAS/BMS equipment: DDC controllers, sensors, actuators, control panels, field devices, networking cables.
• Coordinate with M&E contractors (Electrical, HVAC, Fire, ELV) to ensure proper cabling, containment, and device locations.
• Check that installation follows approved shop drawings and method statements.
• Perform point-to-point testing: I/O checking, sensor calibration, actuator stroke check.
• Perform system integration testing for HVAC systems - AHU, FCU, Chiller Plant, Cooling Towers, Exhaust Fans, etc.
• Carry out Testing & Commissioning (T&C) with clients and consultants.
• Troubleshoot faults on-site - hardware, wiring, or software logic issues.
• Basic modification of control logic / graphics if required on-site.
• Configure BMS head-end / server: create graphics, trends, alarms, schedules.
• Integrate third-party systems via protocols like BACnet, Modbus, M-Bus, OPC.
• Attend site meetings with consultant, client, and main-con.
• Plan daily manpower and material delivery for your sub-contractor team.
• Monitor site progress and update project manager on status, delays, and issues.
• Coordinate for power supply, network points, and access for BMS works.
• Prepare and update site progress reports, daily reports, T&C sheets, checklists.
• Prepare as-built markups and handover documentation.
• Prepare material submittal, IR (Inspection Request), and testing forms.
• Provide training / demonstration to building owner / facility team.
• Support during DLP (Defect Liability Period) for any defects or fine-tuning.
