Job summary

Virbiz Sdn Bhd is seeking a BAS/BMS Site Technician to ensure all automated building systems function as designed. You will bridge the office design team, main contractor, and on-site installation.

You own BAS-related activities on site, from device installation to programming, testing, commissioning, and handing over a fully working smart building to the client.

Strong knowledge of HVAC basics, wiring, and DDC controllers, plus hands-on tools, are required for success.

Qualifications

• Experience with BAS/BMS hardware installation and on-site supervision.
• Ability to read electrical schematics and P&ID drawings.
• Strong communication and problem-solving at job sites.

Responsibilities

• Supervise installation of BAS/BMS equipment on site.
• Perform testing, commissioning and troubleshooting.
• Coordinate with design teams, contractors, and clients.

A Building Automation System (BAS) / BMS Site Technician is the person on-site who makes sure all the automated building systems actually work as designed. You are the bridge between the office design team, the main contractor, and the on-site installation.

Here is the basic job scope:

Site Installation & Supervision

• Supervise installation of BAS/BMS equipment: DDC controllers, sensors, actuators, control panels, field devices, networking cables.

• Check that installation follows approved shop drawings and method statements.

Testing, Commissioning & Troubleshooting

• Perform point-to-point testing: I/O checking, sensor calibration, actuator stroke check.

• Perform system integration testing for HVAC systems - AHU, FCU, Chiller Plant, Cooling Towers, Exhaust Fans, etc.

• Troubleshoot faults on-site - hardware, wiring, or software logic issues.

Common Skills Required

• Technical: Knowledge of HVAC basics, electrical wiring, DDC controllers.

• Tools: Laptop with BMS engineering tools, multimeter, basic hand tools.

• Soft skills: Good communication, problem-solving, able to read electrical schematics & P&ID drawings, independent at site.
