Job summary

S P Setia Berhad is seeking a Senior Manager, Business Development & Portfolio Management to identify and execute land-based JV and partnership opportunities, evaluate assets, and develop robust financial models to inform investment decisions.

The role requires extensive experience in land development, deal structuring, and cross-functional collaboration to drive portfolio growth and value creation across Malaysia and beyond.

Qualifications

• Bachelor’s degree in Finance, Business, Real Estate, Economics, or related discipline.
• 8–10 years of experience in BD, corporate finance, investment, or property development.
• Proven experience in land-based JVs, partnerships, or investment transactions.
• Strong financial modelling and feasibility analysis (DCF, IRR, scenario modelling).
• Solid understanding of land valuation, development economics, and deal structuring.
• Experience working with cross-functional teams (Legal, Finance, Technical, Planning).
• Strong negotiation, stakeholder management, and commercial judgement.
• Exposure to property developers, investment holding companies, or real estate funds preferred.

Responsibilities

• Identify and execute JV, partnership, or disposal opportunities arising from the Group’s land bank.
• Evaluate land assets and recommend optimal development, JV, or exit strategies.
• Develop detailed financial models (DCF, IRR, scenario analysis) to support investment decisions.
• Structure and negotiate JV and partnership terms, including land contribution, equity, and governance.
• Manage end‑to‑end deal execution, including approvals, due diligence, and transaction close.
• Monitor JV performance and manage partner relationships and issues.
• Support portfolio optimisation through restructuring or exit of land‑based investments.
