Senior General Manager, Property Business Development

This is not a caretaker role. We are looking for a rare breed of leader — part strategist, part entrepreneur, part dealmaker — to take full ownership of our property development business and chart a course into uncontested market space that competitors haven't dared to explore.

WHAT YOU'LL OWN

Craft and drive a bold business strategy, plans and budgets for the property development division — moving beyond incremental competition to identify new markets, underserved segments and differentiated value propositions.

Lead market research and feasibility studies to uncover and evaluate new development opportunities ahead of the market.

Monitor market trends, competitor activity and regulatory shifts to inform bold, well-timed strategic decisions.

Identify new markets, land opportunities and strategic partnerships to grow and diversify the development pipeline.

Business Development & Commercial Leadership

Own the division's P&L, with full accountability for revenue, gross margin, profitability and cash flow performance.

Lead targeted business development and land acquisition efforts, engaging landowners, government agencies, joint-venture partners, contractors and consultants to build a healthy, qualified project pipeline.

Front major investment pitches, land deals and commercial negotiations — converting opportunities into long-term, value-accretive partnerships.

Present compelling investment proposals, feasibility studies and business cases to the Board, backed by sound commercial and financial logic.

Project & Development Oversight

Oversee development projects end-to-end — from land acquisition, planning and design approvals through construction, marketing and handover — ensuring delivery on time, on budget and to specification.

Set clear standards for design quality, build quality and customer experience, with continuous improvement embedded across every project stage.

Build the governance frameworks, SOPs and performance tracking systems that let the division scale efficiently and accountably.

Organisation & People

Recruit, lead and develop a high-performing team across Business Development, Planning, Design, Project Management, Finance and Sales & Marketing — with a real focus on succession and second-line leadership.

Leverage financial, market and project data to drive continuous improvement, explore new development models and technologies, and build a repeatable, scalable growth engine.

WHO WE'RE LOOKING FOR

A strategist with an entrepreneur's instincts. You don't just execute plans — you spot opportunities others miss, and you're not afraid to bet on them.

Senior leadership track record. Substantial experience as a General Manager, Business Director or equivalent senior role within property development, real estate or related industries.

Proven P&L and deal-making ownership — revenue growth, margin management and profitability delivered, not just planned.

Strong commercial and negotiation instincts, with a track record of structuring land deals, joint ventures and strategic partnerships.

Solid grasp of the development lifecycle — land acquisition, feasibility, planning approvals, construction and project handover.

Operational builder's mindset — comfortable creating structure, SOPs and governance from the ground up, not just inheriting them.

A natural people leader who attracts, develops and retains talent, and builds a high-performance culture.

Data-driven decision maker, confident engaging senior stakeholders, government bodies, investors and partners at every level.
